Make renewals or repairs necessitated by fluctuations in the building AC power <br /> systems exceeding +/- 10% variarion, extreme variations in the machine room <br /> temperature or tampering with the elevator equipment by unauthorized personnel. <br /> C. Testing of Safety Devices <br /> l. The Contractor shall examine periodically both car and counterweight safety devices and <br /> governors and conduct an annual no load test. This test shall be done within one month of <br /> award of contract. <br /> 2. The hydraulic elevators shall have the pressure relief valve tested annually. This test shall <br /> be done within one month of award of contract. <br /> 3. All elevators provided with firefighters' service shall be subjected monthly to Phase I <br /> recall and a minimum of one-floor operation on Phase II to assure the system is <br /> maintained in proper operating order. A written record of dates tests were performed and <br /> fmdings on the operation shall be made and kept in the machine room of premises. <br /> 4. Any battery lowering device shall be tested annually and operate as intended. This test <br /> shall be done within one month of award of contract. <br /> 5. The operation of the elevator under fire and other emergency conditions shall be tested to <br /> determine conformance with the applicable requirements of Rules 211.3 through 211.8, <br /> 3128 [Rule 1002.2fJ. <br /> D. Stock of Materials <br /> Contractor shall provide only genuine parts supplied by the original manufachuer of the <br /> equipment for replacement or repair, and shall furnish and use only those lubricants obtained <br /> from and/or recommended by the manufacturer of the equipment. The Contractor shall maintain <br /> a parts inventory and parts accessibility network stocked with exclusive quality replacement <br /> parts. The Contractor shall stock commonly used parts at the customer's job site, as well as in the <br /> service technician's mobile vehicle. <br /> E. Elevator Performance Requirements <br /> 1. Contractor shall maintain system performance, as per manufactures specification. Should <br /> Owner or Owner's representative inspect the system and find it not in conformance with <br /> the manufacturer's system performance specifications, Contractor shall make necessary <br /> adjustments to bring the equipment into conformance within thirty(30) days of receipt of <br /> written notification of deficiencies. <br /> 2.
