7.1.E. - Page 3 <br /> The subject contract would be with AJB Construction in the amount of $84,180.00. AJB <br /> is Redwood City based construction firm with several decades of experience in the <br /> Redwood City area. AJB Construction primarily focuses on residential construction, and <br /> has previously worked on home relocation projects. City staff specifically reached out to <br /> AJB Construction because they had been involved with the bid to move the subject <br /> home to another Redwood City property, and were familiar with complexities of moving <br /> this home. Furthermore, the owner of the company has partnered with non-profits in the <br /> past to rehabilitate older properties. Community Development staff has reviewed the <br /> proposal, and has found it to be consistent with market pricing for similar work. <br /> AJB Construction would complete the following tasks: <br /> • Strip siding and foundation around pony wall <br /> • Detach the home from the existing foundation <br /> • Detach utilities from existing home <br /> • Prepare Heller Street site <br /> • Construction a new foundation and pony wall <br /> • Electrical hook-up <br /> • Sewer hook-up <br /> • New Water Main Hook-Up <br /> • Dry-wall repair (for potential damage during moving) <br /> • Replace siding at pony wall and foundation <br /> • New Drive-way <br /> • Painting Home <br /> As noted above, there are a number of other contracts that the City will enter into to <br /> complete the home relocations. Contracts for architectural services, engineering <br /> services, home relocation services and interior repairs will be entered into if the subject <br /> contract is approved by Council. In total, there is estimated to be an additional <br /> $125,000-$200,000 in costs associated with moving this home. The range is larger <br /> than normal, as costs may be reduced by partnering with a non-profit as indicated <br /> below. Furthermore, whenever an older home is being repaired, unexpected costs may <br /> arise. <br /> Moving this home to the Heller Street lot will achieve two primary policy objectives: <br /> preserving a historical resource (albeit a resource that does rise to the level of California <br /> State eligibility) and creating a new affordable housing unit. To achieve the latter policy <br /> objective, staff has begun conversations with Rebuilding Together Peninsula. <br /> Rebuilding Together has a long history of assisting in rebuilding residential and school <br /> facilities in the City of Redwood City, and has indicated an interest in partnering on this <br /> project. Staff would also propose a partnership with a second non-profit to manage the <br /> property as an affordable housing unit. <br />
