b. Pursuant to Article 30 of the Zoning Code, the Commission finds <br /> that adequate street parking would be created along the property <br /> frontage, in a manner to permit the elimination of on-site visitor <br /> parking requirement. <br /> Section 7. The Planning Commission finds the recorded deed restriction <br /> prohibiting buildings within 50' of the westerly property line is no longer <br /> necessary as the development complies with the zoning code, does not contain <br /> commercial uses and provides sufficient landscape buffer and setbacks along the <br /> side adjacent to the existing residential use. <br /> Section 8. The Tentative Map, Condominium Permit, Planned <br /> Development Permit, Architectural Permit, removal of the deed restriction by the <br /> Planning Manager and elimination of the on-site visitor parking requirement are <br /> hereby granted based on the Planning Commission's consideration in <br /> accordance with the plans, details and descriptions contained therein , and <br /> subject to the following Conditions of Approval: <br /> CONDITIONS OF APPROVAL: <br /> 1 . Applicant shall ensure that all improvements substantially conform to the <br /> project plans, prepared by the Dahlin Group, Bruce Jett Associates, and BKF <br /> Engineers, dated June 12, 2015, and related information submitted by <br /> Applicant, on file with Planning Services. <br /> 2. All modifications to said approved plans must be submitted to Planning for <br /> review and approval prior to the issuance of a Building Permit. Substantial <br /> modification of said approved plans, as determined by the Community <br /> Development Director or his/her designee, may be subject to review by the <br /> Planning Commission . <br /> 3. Prior to any construction activity at the project site as part of the Building <br /> Permit submittal, Applicant shall submit a construction staging, construction <br /> equipment, employee parking and truck routing plan and shall hold a <br /> preconstruction conference with City staff and other interested parties. <br /> Applicant shall arrange for the attendance of the construction manager, <br /> contractor, and all subcontractors including those responsible for grading and <br /> erosion controls. <br /> 4. New construction shall be in conformance with the 2013 California Building, <br /> Mechanical, Electrical, Plumbing , and Energy and Green Building Standard <br /> and Redwood City Green Building codes. <br /> 5. The project shall comply with CA 2013 Energy Code for mandatory solar <br /> ready buildings: single-family residences located in subdivisions with 10 or <br /> more single-family residences and where the application for tentative <br /> ATTY/RESO.3107/PC RESO TENTATIVE MAP 150 EL CAMINO & 20 AVONDALE <br /> REV: 06-23-15 UR <br /> Page 4 of 14 <br />
