The project shall comply with CA 2013 CBC 11A, under non-elevator building, <br /> 10 % , but not less than 1 (in this case 2 units) must meet accessibility <br /> requirements. <br /> 7. Project must meet fire flow requirements as established by the Fire <br /> Department which are based on the Uniform Fire Code. Fire flow tests are <br /> typically performed during the preliminary design phase but must be <br /> completed prior to submittal of final design . Applicant shall contact the Fire <br /> Department for fire flow requirements, and then submit a written fire flow test <br /> request to Engineering. <br /> 8. Automatic fire sprinkler systems are required for each of the 12-unit <br /> residential condominium buildings. The types of systems are to be either, <br /> NFPA Standard 13R or NFPA Standard 13D. The developer shall notify the <br /> Fire Department and City Building Department which design standard will be <br /> used. The Standard 13R will require city engineering approved designs for <br /> back-flow prevention and fire department connection. The Standard 13D <br /> systems are connected to the individual unit's water domestic water service. <br /> 9. Prior to the submittal of construction documents, the applicant shall obtain a <br /> soils report, prepared by a licensed geotechnical engineer, in conformance <br /> with Engineering Standards, Volumes II & III . <br /> 10. Prior to building permit issuance, the owner/applicant shall pay all applicable <br /> water, recycled water, and wastewater, related fees outlined on the City's web <br /> site at <br /> htt• ://www. redwoodcit .or•/bit/infrastructure/•df/FeesandChar• es01 .04. 12. •df <br /> 11 . The owner/applicant shall pay a Transportation Mitigation Fee based on the <br /> schedule set by City Ordinance chapter 18, article XV, or as determined by <br /> Traffic Study. <br /> 12. The applicant/contractor shall apply for and obtain an Encroachment Permit <br /> from the Community Development Department (ODD), and pay for all plan <br /> check and inspection services related to the permit. <br /> 13. The applicant shall provide all field survey data related to the project. The <br /> data shall be provided in AutoCad drawing files. <br /> 14. Any changes in the approved permit plans shall have prior approval of the <br /> Engineering Division, following the "Revisions" procedure in the Engineering <br /> Standards. <br /> 15. After the City permits are approved, but before beginning construction, the <br /> owner/applicant shall hold a preconstruction conference with Engineering <br /> staff and other interested parties.
