Engineering Reports and Surveys 36. Soils Report — Prior to submittal of construction documents, the applicant shall obtain a soils report, prepared by a licensed geotechnical engineer, in conformance with Engineering Standards, Volumes II & III . [SDR][ENGINEERING] 37. Property Line Survey - The applicant shall provide a survey establishing the property lines as part of the Building Permit application. [COA][ENGINEERING] 38. As-Builts — The applicant shall provide "as-built" or "record" drawings prepared by a Civil Engineer, to be submitted in paper, and/or PDF formats. 39. Field Survey Data — The applicant shall provide all field survey data to permit retracing all survey monuments set to establish the street right-of-way, both public and private, in AutoCad format prior to issuance of the building permit. Utility Infrastructure Improvements 40. Conformance with the City's Engineering Standards — All public improvements shall be designed and constructed in accordance with the City's Engineering Standards. [SDR][ENGINEERING] 41 . Encroachment Permits — All utilities shall be designed in accordance with the City's Engineering Standards. The applicant shall obtain Encroachment Permits from the Community Development Department prior to the commencement of construction of the road , utilities, and/or any site improvements for the following: [SDR][ENGINEERING] a . work in the City public right-of-way, easements or property in which the City holds an interest b. if a grading permit is required . A Plot and Finished Grading Plan prepared by a California registered Civil Engineer is required with a grading permit. c. if on-site shoring is proposed d . use of the public right-of-way for any fixed structure (awnings, roof overhangs, fixed planters, etc. ) and provide insurance meeting with the City's requirements. This permit sill be recorded against the property. 42 . Shoring — The applicant shall obtain an encroachment permit for any shoring which affects the public right of way. No tiebacks shall extend into the public right of way or onto adjacent private properties without the written consent of the City Engineer and/or the private property owner. Any tie-backs within the City's right of way shall be de- tensioned prior to permit sign-off and/or project acceptance. [COA][ENGINEERING] 43. Undergrounding Utilities - This project requires the undergrounding of all overhead utilities . The undergrounding shall be shown on the building permit plans. [SDR][ENGINEERING] 44. Sewer Capacity — The applicant shall submit a report demonstrating that the existing sewer mains have sufficient capacity for the project.
