The
plan set will include the following series of sheets:
Cover Sheet
Abbreviations, Notes & Typical Sections
Layout / improvement Plans / Demolition / Grading
Utility and Rain Garden Plans
Landscape Architecture Plans
Lighting Plans
Signal Modifications
Civil /Electrical /Landscape Details
Striping Plans
Staging Plans and Traffic Handling Requirements
Sediment and Erosion Control Plans
Technical Specifications
The streetscape design will address the ADA cross slopes within the sidewalk and provide for
new on street Class 2 bike lanes with buffers. The crosswalks will be international style
pavement markings. gulbouts will be designed at each intersection to shorten the pedestrian
crossings. Within the project limits new turn pockets and two -way- left -turn lanes will be
included along the corridor. The streetscape plans will be coordinated with the MUUD project,
and the utility companies involved in the MUUD project will have an opportunity to review the
plans. Some of the bulbouts will be enlarged beyond the size shown on the April 2015 Concept
Plan to accommodate joint trench vaults. The sidewalks between the bulbouts will be City
standard concrete sidewalk and scoring. Under basic services CONSULTANT will include design
for paving enhancements /accent paving at a one or two select intersections. Paving
enhancements may be pavers, banding or colored concrete.
The 65% plans will include enough detail so the streetscape elements can be reviewed by City
to finalize approval of the project layout. At the 65% design level while the community
involvement may still underway, some of the improvements will not be detailed, and grades /
pipe inverts will be shown in plan view only. Drainage pipes will be extended to the bulbout
areas and into the rain gardens. The current plan is intended to work around the private
property encroachments into the public right of way. At a few locations minor landscape
demolition of the private property encroachments will be required as part of the project, with
approval of City staff, The curbs are positioned so future developments will expand the
sidewalk back to the right of way for an ultimate sidewalk width of 12', The current design will
achieve 8' to 12' wide sidewalks depending on the back of walk conditions, On blocks which
currently do not have on- street parking the curbs will be moved further into the street to
increase the sidewalk width, as shown on the April 2015 exhibit. The layout of the trees and
street lights will be coordinated with the location of the driveways.
