The spatial relationships and spaces embodied in the historic design (the long, low rear wing) and the distinctive historic materials (interior light fixtures) are shown to be preserved adequately proposed during this partial demolition. 3. "Each property will be recognized as a physical record of its time, place, and use. Changes that create a false sense of historical development, such as adding conjectural features or architectural elements from other historic properties, will not be undertaken." Analysis: There are no alterations proposed that might be mistaken for original features. There are no changes that can be construed as conjectural, and there are no architectural elements proposed that are influenced from the design of other historic properties. The new construction will be adequately differentiated (See Standard 9), and original character - defining elements will be preserved and reused in this project. 4. "Changes to a property that have acquired historic significance in their own right will be retained and preserved." Analysis: For this report, it is understood that the significant Skouras -style changes to the building that have acquired historic significance in their own right are not affected by this project. The rear of the building, the loading dock, rear stage wall, and dressing rooms are original. 5. "Distinctive materials, features, finishes, and construction techniques or examples of craftsmanship that characterize a property will be preserved." Analysis: The original concrete walls, a majority of the metal windows, two of the original skylights, and many of the interior doors will be preserved in this project. These original elements convey the history of the building parts of the overall design, rather than embodying significance in each element. The light fixtures are a significant feature, conveying their connection to the design of the historic lighting in the main theater; they are proposed for reuse. 6. "Deteriorated historic features will be repaired rather than replaced. Where the severity of deterioration requires replacement of a distinctive feature, the new feature will match the old in design, color, texture, and, where possible, materials. Replacement of missing features will be substantiated by documentary and physical evidence." Analysis: The current physical condition of the dressing -room wing is good to excellent, and the historic features are generally shown as preserved in the project drawings. On SheetA17, General Note 1 provides clear direction that this project is a historic preservation project, and outlines the intent of Standard 6.
