RIDNER: Let me add one point to that. <br />13 The genesis of the 25,000 came about as a <br />( <br />14 result of our discussions with the city staff. We <br />15 started off at 12,000 square feet and staff thought <br />16 that moving to 25,000 might be beneficial in terms <br />17 of trying to create more of a retail community hub. <br />18 We're not at all convinced that there is going to <br />19 be adequate retail demand to port 25,000 square <br />20 feet, so to the extent that the City Council felt <br />21 compelled to want to restrict us in some way on the <br />22 retail development, we would - - we would certainly <br />23 be supportive of that, as long as it didn't <br />24 negatively effect our trip generation numbers as a <br />25 result of having some local serving retail uses. <br /> UCCELLI & ASSOCIATES 200 <br /> (650) 952-0774 <br /> .- <br />
