We have <br />5 worked closely with the architect to try to create <br />6 a nice urban community, taking advantage of the <br />7 waterfront edge, working with the density and <br />8 height relative to the marinas, trying to create a <br />9 nice place. <br />10 And also, we're trying to prevent urban <br />11 sprawl and protect some of the open space between <br />12 the buildings and elsewhere in the region by <br />13 reviewing this project. <br />14 Some of the issues with this project, of <br />15 course, are, there are questionable transportation <br />16 network and linkages; it is somewhat isolated on <br />17 the other side of 101; a height is an issue, I <br />18 mean, how high is too high; also, there's always a <br />19 concern about the street level design and <br />20 experience, something that we've been constantly <br />21 working on with the architect. <br />22 Next slide. <br />23 As indicated in your staff report, there <br />24 are several key issues.
