REPORTER'S TRANSCRIPT OF PROCEEDINGS TAKEN 5-24-04
Next.
The City, I think, took a fairly
conservative view of the way that they looked at
the overall project density in calculating 59 units
to the acre. And you can see the things that were
excluded, taking a more - - next, taking a much more
liberal perspective, which a developer would be
inclined to do. You can see that we could come up
with a calculation more in line with the 46 units
to the acre.
Next.
This particular slide I think is really
another way of saying that without density, this
project couldn't really be built.
Next.
I'd like to explain a little bit how the
phasing of the project is going to occur.
Next.
A large percentage of the infrastructure,
especially along Bair Island Road, would go in
first. It's more likely that we'll begin the first
phase of the project out here at Pete's Harbor,
probably 2- to 300 homes in the first phase. And
this project is likely to take somewhere between 10
and 20 years, in terms of its total development
UCCELLI & ASSOCIATES 48
(650) 952-0774
..
