Use Permits are subject to Article 42 of the Redwood City Zoning Ordinance. <br />Any Use Permit on the Finger Avenue Project would be under the authority of the Planning <br />Commission, rather than the Zoning Administrator, pursuant to Section 42.1: <br />Applications for Use Permits for which an environmental document. must be approved <br />shall be acted upon by the Planning Commission in accordance with the provisions of this <br />Article. The environmental review process and the Use Permit application shall be <br />processed concurrently and shall not be heard, acted upon nor determined separately." <br />The granting of any Use Permit requires that the Planning Commission make six <br />explicit findings in writing, pursuant to Section 42.3(B) and (C) of the Zoning Ordinance: <br />B. A Use Permit shall be granted only if the [Planning <br />Commission] makes the following findings: <br />1) That the proposed use will be consistent with the <br />various elements and objectives of the general plan and any applicable <br />Specific and Precise Plans, and zoning regulations for the subject location. <br />2) That the proposed use is compatible with <br />surrounding uses. <br />3) That the use and its associated structures and <br />facilities will not be detrimental to the public health or safety, the general <br />welfare, or the environment. <br />4) That the use and facilities will not adversely affect or <br />conflict with adjacent uses or impede the normal development of <br />surrounding property. <br />10 <br />8.B. - Page 69
