Page 15 of 21 <br />ATTY/RESO.3139/ CC RESO 601 MARSHALL DENYING APPEALS AND APPROVING TENTATIVE MAP, DOWNTOWN PLANNED <br />COMMUNITY PERMIT, AND PARKING IN LIEU FEE APPLICATION <br />REV: 9/24/15 PT <br />the use and that the new light sources do not introduce glare or light effects that spill <br />off the property. <br /> <br />Prior to Building Permit Issuance: <br />65. The owner/applicant shall pay all applicable water, recycled water, and wastewater, <br />related fees outlined on the City’s web site at <br /> http://www.redwoodcity.org/departments/community-development- <br />department/engineering-transportation/engineering/engineering-standards. <br />66. The owner/applicant shall pay a Traffic Mitigation Fee based on the schedule set by <br />City Ordinance chapter 18, article XV, or as determined by Traffic Study. <br />67. The applicant shall pay $25,000 per space to the City of Redwood City for the <br />requested 118 in-lieu parking spaces not being provided on the project site (total <br />$2,950,000.) Total in-lieu parking fee is required upon issuance of first project <br />Building Permit. <br />68. The project site is currently made up of multiple parcels. No structures are allowed to <br />be built across property lines. Prior to the issuance of any building permit, the <br />applicant shall prepare a Parcel Map in accordance with the Subdivision Map Act and <br />Chapter 30 of the City’s Municipal Code, and have said map recorded with the San <br />Mateo County Recorder’s office. <br />69. Prior to Parcel Map approval, the owner/applicant shall enter into a Landscape <br />Maintenance Agreement (LMA) for all assigned landscape areas in public right of <br />way, easements and/or on property where the City holds an interest to be <br />maintained. Maintenance items shall include planting not limited to trees, shrubs, <br />flowers, grass, and all appurtenances including irrigation systems and pedestrian <br />scale lighting. The LMA shall be recorded against the property along with the Parcel <br />Map. <br />70. Prior to Parcel Map approval, the owner/applicant shall enter into a Stormwater <br />Treatment Measures Maintenance Agreement (STMMA) for all on-site stormwater <br />treatment measures associated with the project. The STMMA shall be recorded <br />against the property along with the Parcel Map. <br />71. Prior to Parcel Map approval, the owner/applicant shall enter into an Improvement <br />Agreement to guarantee the installation of all improvements required of the project <br />and to provide for payment of all City inspection and plan check charges associated <br />with the installation of public and private improvements, including, but not limited to, <br />streets, sanitary sewers, water, storm drains and street lights. The Improvement <br />Agreement shall be recorded against the property along with the Parcel Map. <br />72. Prior to Parcel Map approval, the applicant shall provide a shared parking covenant <br />(in a form acceptable to the Community Development Director and the City Attorney) <br />providing the City with assurance that the shared parking obligations under the <br />7.A. - Page 47
