8.A. - Page 21 <br /> • Prototype Urban Design/Streetscape Guidelines Sketches — Prepare up to <br /> five annotated 3D sketches illustrating recommended building form(s) and <br /> frontage and streetscape improvements, based on the subarea guidelines <br /> and streetscape plans prepared per a) and b) above. The sketches will <br /> depict key elements needed to configure new development and streetscape <br /> to achieve a Grand Boulevard Corridor character per the General Plan. <br /> • Opportunity Site/Special Condition Illustrations — Up to two additional <br /> sketches or diagrams will be prepared to illustrate recommendations for <br /> special development opportunity sites, freeway gateway locations, or other <br /> conditions. <br /> • Streetscape Improvements/Policies Outline -- Prepare a bullet list/outline of <br /> recommended capital improvements; indicate which could be provided as <br /> part of frontage improvements by private development and which would be <br /> public projects. Provide concept-level cost estimates based on rule-of- <br /> thumb comparables. <br /> Task 6: Prepare Draft Corridor Plan <br /> Objective: Building on work in previous tasks, complete the plan components, including <br /> specific changes to the existing zoning for the Corridor. Develop and revise the Draft <br /> Corridor Plan. <br /> 6-A Complete Technical Elements of the Plan (Consultant, team <br /> contributions). The following elements of the El Camino Corridor Plan will be <br /> prepared as the technical work described in the foregoing tasks is completed. <br /> • Definition of the El Camino Corridor (Sub-areas), etc. <br /> • Integration with the General Plan, Downtown Precise Plan, and Existing <br /> Zoning Districts <br /> • Coordination with Other City Plans and Improvements <br /> • Affordable Housing and Community Benefits Opportunities <br /> • Analysis of Financing Capacity and Funding Options <br /> • Implementation and Administrative Framework <br /> 6-B Prepare and Review Administrative Draft Plan (Consultant, team <br /> contributions).
