14. Landscaping Improvements — A landscaping and irrigation plan shall be included in <br /> the Building Permit submittal. [COA][PLANNING] <br /> 15. Tree Protection — Tree protection measures shall be provided for all trees to remain <br /> near the project that are 12" in diameter and larger. These measures shall be shown on <br /> the building permit plans and coordinated with the City's Landscape Architect. <br /> [COA][PLANNING] <br /> 16. Tree Removal & Trimming — The applicant shall hire a qualified biologist to conduct a <br /> survey for nesting birds prior to any tree removal or trimming activities scheduled to <br /> take place during breeding season (February 15 to August 31). The survey shall be <br /> submitted to the City Planning Division prior to any tree removals. [COA][PLANNING] <br /> 17. Tree Removal Permit — The applicant shall obtain a Tree Removal Permit for the <br /> removal of any existing on-site trees that are 12" in diameter and larger. <br /> [SDR1[PLANNING] <br /> 18. Stormwater Runoff — Post-construction runoff into the storm drain shall not exceed <br /> pre-construction runoff levels. The applicant's design professional shall evaluate the <br /> project's impact to the City's storm drainage system and shall substantiate their <br /> conclusions with drainage calculations to the satisfaction of the City Engineer. The <br /> project shall be designed in conformance with the Drainage Guidelines for Commercial <br /> Development. [SDR][ENGINEERING] <br /> 19. Exterior Lighting — New exterior lighting requires final review by the City prior to <br /> building permit issuance. As part of the Building Permit submittal package, the <br /> applicant shall provide a lighting plan including cut-sheets for all new fixtures, as well <br /> as photometric evaluation site plan demonstrating that light levels are appropriate for <br /> the use and that the new light sources do not introduce glare or light effects that spill off <br /> the property. Bicycle Facilities — The project shall provide for a minimum of 42 bicycle storage <br /> spaces within the ground-level of the parking garage as well as on-site shower <br /> facilities, per City standards. [COA][ENGINEERING] <br /> 21. Electric Vehicle Charging Stations — A minimum of three (3%) percent of on-site <br /> parking spaces shall be equipped with electric vehicle EV charging stations. <br /> [COA][ENGINEERING] <br /> 22. Outdoor Uses — Any outdoor use not identified with this project requires separate <br /> review and approval by the City. [SDR][PLANNING] <br /> 23. Future signage must conform to the signage regulations of Section 2.10 of the <br /> DTPP. Detailed signage plans must be submitted and approved and a Sign Permit <br /> and Building Permit issued prior to the installation or construction of any signage for <br /> the Project.
