The proposed design is varied but is not excessive. The materials are <br /> mixed but coordinated for a clean and uniform design. Quality materials <br /> are proposed which are durable and can withstand the environmental <br /> elements. A wood-like metal is used for that reason. The appearance will <br /> be modern and sophisticated. <br /> 5. The extent to which natural features, including trees, shrubs, creeks, and <br /> rocks, and the natural grade of the site are to be retained; <br /> The proposal includes outdoor facilities for the students which blends with <br /> the public setting. Proposed vegetation would be native to the area and <br /> appropriate for the slough habitat. The finished grades are gradual and <br /> naturally appearing. <br /> 6. The accessibility of off-street parking areas and the relation of parking <br /> areas with respect to traffic on adjacent streets; <br /> The project parking was designed based on the school's no-driving policy <br /> for students and meets the recommendations provided by the Traffic Impact <br /> Analysis. The parking lot provides one-way in and out for improved flows <br /> during pick-up and drop-off times. Shuttles would be utilized to coordinate <br /> with the nearby Caltrain stations. Public parking for trail users would be <br /> relocated east of the project, expanding existing street-side public parking. <br /> The parking lot would be available for public use during evening and <br /> weekends. Signage would be provided to that affect. <br /> 7. The reservation of landscaping areas for the purposes of separating or <br /> screening service and storage areas from the street and adjoining building <br /> sites, breaking up large expanses of paved areas, separating or screening <br /> parking lots from the street and adjoining building sites, and separating <br /> building areas from paved areas to provide access from buildings to open <br /> space areas; <br /> The proposal incorporates screening of the trash areas, which is <br /> architecturally consistent the building design. Landscaping, paving, and <br /> courtyards are proposed to create outdoor facilities for the students during <br /> school hours, and are available to the public during evening and weekends. <br /> These areas are connected to the bay trail for a blend of public and private <br /> spaces. <br /> 8. In the case of any commercial or industrial structure, the Zoning <br /> Administrator shall consider its proximity to any R District and shall consider <br /> the effect of the proposed structure upon the character and value of the <br /> adjacent R District area; <br /> The project is zoned Commercial Park; however residential uses are to the <br /> north of the project, across the slough. The project is designed to be <br /> transitional between these adjacent uses. <br /> 9. The provision of permeable areas and drainage design appropriate to <br /> capture and treat stormwater runoff prior to its discharge from the site <br /> including, but not limited to, the use of vegetated swales, landscape <br /> ATTY/RESO.2037/PC RESO APPROVING THE PROJECT FOR ORACLE DESIGN TECH HIGH SCHOOL <br /> REV:05-06-16 VR <br /> Page 5 of 20 <br />
