A. Kimall, Building Inspector S. H. Affidavit of mailing was ordered filed. There were no
written protests. Ralph Ratliff, 432 Middlefield Road, and Mrs. Everett Hanson, 539 Fuller Street, protest-
ed the erection of the signs. Their property adjoins or is very near the, area where the signs would be
erected. Mr. Howard Tait, representing Associated Oil Company, spoke on behalf of his clients. This was
followed by general discussion after which Councilman Jones moved that the public hearing be closed ,
seconded by Councilman Spillers and carried. Councilman Stout mored approval of the Planning Commission's
recommendation to deny, seconded by Councilman Spillers and carried.
PUBLIC HEARING, APPROVAL OF TENTATIVE MAP PECAN COURT SUBDIVISION. Affidavit of mailing was ordered filed. The
Planning Commission approved the tentative map .of Pecan Court Subdivision subject to certain conditions.
Three of the conditions imposed by the Planning Commission have been appealed to the City Council by the
developer, Mr. Tehaney, as follows:
Condition No. 1. That one half of the width of Valota Road be improved with curbs, gutters,
sidewalks, and three-inch plant -mix surfacing over eight inches of crusher -run rock base.
The Planning Commission feels that this condition is justified because of the impending assessment
district which will propose the same improvements for the remainder of Valota Road, and the Planning
PO.. Commission further feels that it would not be practical, or justifiable, to assess new home owners in
Pecan Court Subdivision for the development of Valota Road.
r.. Condition No. 3. That one half of Sierra Street at the end of Pecan Court be dedicated and
improved according to standard residential specifications.
It was the finding of the Commission that this improvement is necessary in order to conform to
required improvements along the future extension of Sierra Street, development of which can be
expected in the very near future. It should be stated further that it is impractical:.to assess
corner lots for the entire side street frontage development.
80 Condition No. 7. That a storm drain be constructed and an easement be provided from the subdivision
to Kentfield Avenue.
If the subdivision is completed prior to the culmination of the assesment district, it was the
Planning Commission's recommendation that the subdivider construct the storm drain and acquire the
easement, cost of acquistion to be covered by a separate bond to assure provision of the recommended
drainage facilities.
The Planning Commission feels that the requirement,.for drainage facilities to Kentfi6ld Avenue
is necessary in order to temporarily drain this subdivision until such time as the permanent
drainage improvements are completed.
