They want the zoning left in R-2. They Mayor <br /> asked the Clerk to make the petition a part of the record. Mr. L. T. Quarantes, representing the people <br /> who voted against the rezoning on Union Avenue, addressed the Council and registered their protest. Emil <br /> Schlenker, 1043 - 16th Avenue, asked questions in regard to the sewers installed in 19h7 or 1949. Mr. Jain <br /> stated that the sewers were put in while Friendly Acres was still in the County. Walter Hohl, 919 Haven <br /> Avenue, asked What would happen if the area were left in R-2 zoning. He wanted to know if the map would <br /> be changed to R-2 or if it would be left in R-1. <br /> Clarence Fogel, 1484 Kentfield Avenue, spoke for the larger property owners approving the R-3-G and R-3 <br /> zoning in the Kentfield-Palm area. The Clerk read a letter from Richard Delucchi requesting R-2 zoning in <br /> Friendly Acres. Mr. Vernon Roberts, 1631 Union Avenue, spoke in favor of R-3-G zoning in his area. <br /> Councilman Weiss read the following prepared statement: <br /> Under date of April 8th at the first public hearing on this question it was officially <br /> voted to continue the hearing to this date with the understanding that at least a coupleof <br /> study meetings would be held in the mean time. <br /> Unfortunately the study meetings on this question have not been held. I have however <br /> continued my study and the views I have previously expressed at our meeting of April 8, have <br /> in effect been fortified by the additional information that has been made available to us <br /> since that date. <br /> As a resume I wish to go on record that the land use plan as presently proposed in <br /> unrealistic and needs considerable revision to make it so and to bring it in line or to have <br /> it conform to a satisfactory degree with waht the our planning consultant has indicated as <br /> being the ideal for a community of 80,000 people. <br /> Amongst the many adjustments that may be necessary, here are just a few: <br /> 1. We should revise the proposed allocations of acreage and areas to the various uses, <br /> so as to more reasonably conform to the ideal indicated for 80,000. We must realize that <br /> imbalances ranging from 30 to 200 per cent are not at all realistic. <br /> 2. We should endeavor to eliminate ultimately the checker board pattern for various types <br /> of areas and zonings. <br /> 3. We should, whenever practicable, so arrange boundaries of various areas that they <br /> shall conform to street patterns rather than back or side lot lines. <br /> 4. Carefully study suitable zonings of areas in the hilly sections already within city <br /> limits as well as potential annexation area. (R-1 with stipulation of 10,000 or more square <br /> foot per dwelling unit. - Rural type of development and street improvement, with provisions <br /> for adequate arterial or other access roads.). <br /> (:: It is .my belief that any study meetings before taking final action on this matter, should <br /> be held jointly with the Planning commission, the planning consultant, and of course the <br /> city manager and the city engineer. <br /> Councilman Weiss moved that the public hearing be continued to May 20th, seconded by Councilman Weymouth <br /> and carried. <br /> PUBLIC HEARING, PROPOSED TWELVE AMENDMENTS TO ZONING ORDINANCE 600.
