A .U. Team . <br /> PUBLIC HEARING , Application of PACKER and. JOHNSON , for a Planned Development <br /> Permit to allow construction of a condominium complex of 8 residential <br /> units on property located at 730 Vera Avenue , in an " R-- 2 " ( Residential <br /> Duplex ) District , declared open and affidavits of publication and mailing <br /> ordered filed . <br /> Vice -Mayor Henderson invited staff to present a brief resume , and Planning <br /> Director advised that the property was subject of a planned development <br /> permit about 20 months ago , where four duplex buildings were authorized <br /> to be erected . The permit expired because a year had elapsed without its <br /> being exercised . A subsequent application was made for a development <br /> similar to the original , except that it was proposed to be four subdivided <br /> lots with easement access . An Environmental Impact Report on this proposal <br /> found the adverse impact to outweigh the positive impact , and an alternate <br /> plan was submitted on which the Planning Commission made a favorable <br /> determination . Applicant then applied for the Planned Development Permit <br /> now before Council , which was approved in a public hearing before the <br /> Planning Commission , and recommended for approval of Council . He described <br /> the proposal , which called for 8 dwelling units on 24 , 000 square feet of <br /> land . <br /> Mr . Charles Rasmussen , 1150 Chestnut Street , <br /> Menlo Park , architect for the developers , <br /> described the project in some detail , refer- <br /> ring to drawings , and indicated that the open <br /> space requirements under the Zoning Ordinance <br /> were more than met . He also noted that the <br /> Ordinance called for 14 covered parking spaces <br /> per unit and the project would provide 2 per <br /> unit . The structures were to be two- story <br /> with three-bedroom units . <br /> Councilman Norris questioned Mr . Rasmussen as to the responsibility for <br /> maintaining the landscaping and was informed that although the agreement <br /> had not been drawn up as yet , it was intended to be common ownership <br /> maintenance . He indicated , in response to question by Councilman Rhodes , <br /> that the approximate cost per unit would be 335 , 000 . <br /> There being no communications or further oral discussion , Councilman <br /> Weymouth moved to close the public hearing , seconded by Councilman <br /> Rhodes and carried . <br /> Councilman Weymouth moved to adopt RESOLUTION NO . 6900 CONDITIONALLY APPROVING <br /> APPLICATION FOR PLANNED DEVELOPMENT PERMIT RELATING TO REAL PROPERTY IN THE <br /> VICINITY OF VERA AVENUE AND HUDSON STREET IN THE CITY OF REDWOOD CITY , <br /> seconded by Councilman Rhodes .
