Council agreed the presentation was excellent , and inquired whether in view of the <br /> discussion , Leslie planned on making a policy statement on its position as far as <br /> this development is concerned . Johnson replied that they had previously made <br /> a statement indicating favoring the position of Council in requesting further studies , <br /> as well as in studies that have been made , in which there is no indication of <br /> seismic dangers He added that due to economic burden , it was felt strongly that <br /> FT-RA should be encouraged to proceed with insuring the project . He added that his <br /> firm i.. s committed fully to the project , as is the District and the City , <br /> Discussion of street widths , lengths of cul -de -sacs , and lot frontages on cul -de -sacs . <br /> In the discussion of cul -de -sacs it was suggested future design might utilize loop <br /> type , with open area in the center . However , this plan would require larger parcel <br /> of land , and in addition would result in a maintenance problem . It was acknowledged <br /> that the typical cul -de -sac can be improved upon . It was noted that both Islander <br /> and Davit Lanes were 40 ' curb to curb , and interior streets varied in width depend - <br /> ing on usage of streets . 34 ' wi_dt :Is have been standard for minor streets ; however , <br /> collector streets are 40 ' curb to curb , al. thourh there are exceptions tbroup'hout <br /> the subdivision . Councilman Keckley advised that the Ordinance Review Committee , <br /> of which he is Chairman , is currently considering street widths and the problem on <br /> curb parking . It was felt this width is not adequate to handle traffic flow and <br /> for parking . <br /> In further discussion , opinion was expressed that 34 ' widths accommodate fire <br /> equipment , but it was questioned whether it would be wise to continue to allow this <br /> standard in new subdivisions . In short cul -de -sacs the passage of fire equipment <br /> might be a problem . Councilman iCeckley reported that on -street overnight parking <br /> ban being considered for new communities . Concern was expressed over the lengths <br /> of cu ]. --de --sass exceeding the 250 ' maximum standard set by theSubdivision Ordinance , <br /> and the several occasions when Council has been asked to approve such excentions . <br /> Commissioners commented on the monotony and sameness of many of the current bousin <br /> developments and felt variety in size of lots would permit more imaginative results, <br /> parking <br /> Providing off -street/for guests was considered desirable , for convenience , as well <br /> as obviating need for wide streets . <br /> Opinion was stated that many developments are " locked in" by Subdivision Ordinance . <br /> Commissioner Mohr noted that many of the development ideas appearing to be inno - <br /> vative were actually a return of ideas used in the past , such as the use of long <br /> cul -de -sacs . It was agreed by the developer ' s representative that this appears <br /> to be true , and in addition that a few decades ago , open green areas were used , as <br /> well as the principal of cul -de -sacs using the square concept . Developers today <br /> are better able to utilize these ideas , being in a position to hold larger areas <br /> of land and insure better control of the w>aa:r in zghi_ch it is developed . <br /> In discussing approval of the General Plan , opinion was that acceptance of the various <br /> subdivisions , as they come up , would be simplified lf exceptions to the Subdivision <br /> Ordinance that will be requested to be considered are known in advance , If a complete <br /> UCH 41 '69 <br />
