A Public Utilities Easement would be <br /> reduced from 60 feet to 39 feet to allow construction of the proposed garage <br /> while maintaining the ability to service and maintain the public utilities. <br /> e. The proposed project does not conflict with any written public policy or with <br /> the public interest. <br /> Section 5. The Planned Community Permits, including the request for an <br /> alternative parking requirement of 1,384 parking spaces, and Tentative Parcel Map are <br /> hereby approved based on the foregoing findings and the Planning Commission's <br /> consideration of and reliance on the previously certified CEQA documents and in <br /> accordance with the plans, details and descriptions contained therein, attached hereto <br /> and incorporated herein by reference, and subject to the following Conditions of <br /> Approval: <br /> Project Conformance <br /> 1. Substantial Conformity - All improvements shall substantially conform to the project <br /> plans prepared by ZGF Architects LLP dated June 28, 2016 (PC2015-002 Parking <br /> Structure) and May 27, 2016 (PC2015-003 Pavilion D) and by BKF dated July 26, 2016 <br /> (TM2016-004 Tentative Parcel Map), and related information submitted by the Applicant, <br /> on file with the Community Development Department. Approval Letter & Conditions in Building Permit Plans - This Resolution, including <br /> the conditions of approval, shall be printed on the first page of the building permit plans. <br /> [COA][PLANNING] <br /> 3. Use - The project approval is for construction of a parking garage and exterior <br /> improvements. At least 1,348 parking spaces shall be provided onsite. All previous and <br /> applicable conditions of approval and mitigation measures apply the property and project. <br /> Changes to the approved use require review and approval by the City. <br /> [COA][PLANNING] <br /> 4. Transportation Demand Management Plan (TDM)—The applicant and all subsequent <br /> tenants shall comply with the TDM contained in the Supplemental Environmental Impact <br /> Report("SEIR")for the Stanford Outpatient Center Project("Project"), which the Planning <br /> Commission of the City of Redwood City certified on October 10, 2006 and/or the <br /> Stanford in Redwood City Precise Plan, whichever is more restrictive. Programs may be <br /> substituted with prior approval of Redwood City Community Development Department <br /> so long as the number of peak hour trip credits is not reduced.
