Section 6. The Vesting Tentative Parcel Map and Architectural Permit are hereby <br /> approved based on the Planning Commission's consideration and reliance on the <br /> CEQA determination and in accordance with the plans, details and descriptions <br /> contained therein, attached hereto and incorporated herein by reference, and subject <br /> to the following Conditions of Approval: <br /> General and Ongoing Conditions: <br /> Project Conformance <br /> 1. Substantial Conformity - All improvements shall substantially conform to the project <br /> plans prepared by Ware Malcomb dated August 1, 2016, and related information <br /> submitted by the Applicant, on file with the Community Development Department. <br /> [COA][PLANNING] <br /> 2. Approval Letter & Conditions in Building Permit Plans - This Resolution, including <br /> the conditions of approval, shall be printed on the first page of the building permit plans. <br /> [COA][PLANNING] <br /> 3. Use-The project approval is for office use and two apartments only. The two apartments <br /> will remain a residential use in perpetuity. Short-term rentals and lodging are prohibited. <br /> Changes to the approved use require review and approval by the City. <br /> [COA][PLANNING] <br /> 4. Approval -This approval is dependent on the applicant acquiring all properties, including <br /> those currently owned by Redwood City and Caltrans. [COA][PLANNING] <br /> 5. Deed Restriction - Prior to issuance of Temporary or Final Certificate of Occupancy, the <br /> applicant shall record a deed restriction on the property, in a form acceptable to the City <br /> Attorney and the Community Development Director, requiring the residential units to <br /> remain residential units for the life of the project. [COA][PLANNING] <br /> 6. Transportation Demand Management Plan (TDM) —The applicant and all subsequent <br /> tenants shall implement a TDM, to obtain credit for 18 peak hour trips, for the life of the <br /> project. The subject project includes 10 bicycle parking spaces (1 trip credit for each 3 <br /> spaces equates to 3 credits) and one combination shower/changing room (10 credits) in <br /> combination with at least 5 bike lockers (5 credits). Programs may be substituted with <br /> prior approval of Redwood City Community Development Department so long as the <br /> number of peak hour trip credits is not reduced. Enforcement for regional requirements <br /> for employers with 50 or more employees lies with the Bay Area Air Quality Management <br /> District. <br /> Fees <br /> The following fees shall be paid in full prior to issuance of the building permit or parcel map. <br /> ATTY/RESO.0075/PC RESO 1629 MAIN STREET(BUTLER) <br /> REV:08-16-16 VR Page 5 of 22 <br />
