<br /> OFFICE LEASE <br /> THIS OFFICE LEASE (the "Lease") is entered into as of ~'i~ ~ /F"\J(}~ <br /> 2000, by and between PROVIDENT CENTRAL CREDIT UNION, a California cooperative <br /> financial institution ("Landlord"), ancj..p^~C ".NTURC CRBUP, ItM;., A CALIFORNIA <br /> CORPORATION, ("Tenant"), P\1 V l, 1}N~'r, :r,.,e.. . 'i:!t- <br /> ARTICLE 1: BASIC LEASE PROVISIONS <br /> 1.1 Premises. <br /> Landlord leases to Tenant, and Tenant leases from Landlord, that certain <br /> space known as Suite 400 (the "Premises"), as depicted on EXHIBIT A attached hereto, <br /> upon all of the terms, covenants, and conditions set forth herein; and Tenant covenants <br /> as a material part of the consideration for this Lease to keep and perform each and, all of <br /> said terms, covenants, and conditions by it to be kept and performed and that this Lease <br /> is made upon the condition of such performance. The Premises are located in the building <br /> known as the Provident Central Credit Union Building (the "Building") located at 303 Twin <br /> Dolphin Drive, Redwood Shores, Redwood City, California. <br /> 1.1.1 Agreed Area. Landlord and Tenant agree that for the purpose of <br /> this Lease (a) the usable and rentable area of the Premises is 1 ,018 square feet, (b) the <br /> rentable area of the Building is 149,712 rentable square feet, and (c) the usable area of the <br /> Building is 134,278 square feet. <br /> 1.1.2 Common Areas. Tenant and its agents, employees, and invitees <br /> shall have the non-exclusive right with others designated by Landlord to the free use of the <br /> common areas in the Building and of the land on which the Building is located ("Land") for <br /> the common areas' intended and normal purpose. Common areas include elevators, <br /> sidewalks, parking areas, driveways, hallways, stairways, public restrooms, common <br /> entrances, lobbies, and other similar public areas and access ways. Landlord reserves the <br /> right to make alterations and repairs deemed necessary or desirable in Landlord's sole <br /> discretion to the common areas if such repairs or alterations do not materially and <br /> unreasonably interfere with Tenant's access or otherwise affect the Tenant's use of the <br /> Premises. <br /> 1.1.3 Property.
