<br /> 3.3.1 Business Hours. The term business hours in this Lease shall mean
<br /> the hours from 8:00 a.m. until 6:00 p.m. Monday through Friday, except for New Year's
<br /> Day, Martin Luther King, Jr. Day, President's Day, Memorial Day, July Fourth, Labor Day,
<br /> Thanksgiving Day, and Christmas Day (or the days on which such holidays are scheduled
<br /> for observance ("Holidays").
<br /> 3.3.2 Twenty-Four Hours Access. Tenant, its employees, agents, and
<br /> invitees shall have access to the Premises twenty-four (24) hours a day, seven (7) days
<br /> a week. Landlord may restrict access outside of business hours by requiring persons to
<br /> show a badge or identification card issued by landlord. landlord shall not be liable for
<br /> denying entry to any person unable to show the proper identification. landlord may
<br /> without liability temporarily close the Building if required because of a life-threatening or
<br /> Building-threatening situation.
<br /> 3.3.3 Extra Services. landlord shall, subject to all applicable laws, seek
<br /> to provide such extra utilities or services as Tenant may from time to time request, if the
<br /> same are reasonable and feasible for Landlord to provide and do not involve modifications
<br /> or additions to the Property or any existing plant, machinery, transformers, duct work, cable
<br /> wires, and other equipment, facilities, and systems designed to supply water, heat,
<br /> ventilation, air conditioning and humidity or any other services or utilities, or comprising or
<br /> serving as any component or portion of the electrical, gas, steam, plumbing, sprinkler,
<br /> communications, alarm, security, or fire/life/safety systems or equipment, or any other
<br /> mechanical, electrical, electronic, computer or other systems or equipment for the Property
<br /> (collectively "Systems and Equipment") and if landlord shall receive Tenant's request
<br /> within a reasonable period prior to the time such extra utilities or services are required.
<br /> landlord may comply with written or oral requests by any officer or employee of Tenant,
<br /> unless Tenant shall notify landlord of, or Landlord shall request, the names of authorized
<br /> individuals and procedures for written requests. Tenant shall, for such extra utilities or
<br /> services, pay such charges as Landlord shall from time to time reasonably establish.
<br /> 3.3.3.1 After-Hours HVAC Services. In the event that Tenant
<br /> requires HVAC services outside of business hours, landlord agrees to provide such extra
<br /> HVAC services, and Tenant agrees to reimburse to landlord its actual costs of providing
<br /> such extra HVAC services. Tenant shall have the right to "call up" HVAC services for use
<br /> outside of business hours by means of access codes proper to the individual HVAC zones
<br /> in the Premises.
