Loyalty Oath administered and Certificate of Appointment presented to Martin F. Mohr, <br />newly appointed as Member of Planning Commission to fill an unexpired term. <br />Application of Ray E. Nevis for exception to the Subdivision Ordinance to permit a <br />lot with a street frontage of less than 50 feet, and to subdivide into two <br />parcels, Portion of Lot 13, Block 10, Oak Knoll Manor, located at 291 Alameda <br />de las Pulgas. Planning Commission recommended exception be granted with the <br />following conditions: <br />(1) That the owner shall assume full responsibility for a sewer lateral <br />into the Alameda de las Pulgas sewer with a 4" per foot fall from <br />the rear of Parcel B. <br />(2) That any additional sewer and/or water services shall be at no <br />expense to the City. <br />Slide shown illustrating subdivision proposed and Council was also advised <br />Subdivision Committee recommended exception be granted. <br />Councilman Rosselli moved to adopt RESOLUTION NO. 5131 GRANTING EXCEPTION TO <br />PROVISIONS OF CHAPTER 30 OF THE CODE OF THE CITY OF REDWOOD CITY, BEING THE <br />SUBDIVISION REGULATIONS OF THE CITY OF REDWOOD CITY, AND APPROVING A SUB- <br />DIVISION THEREUNDER - RAYMOND E. NEVIS, seconded by Councilman Keckley and <br />carried on roll call vote, Councilman Henderson voting no. <br />Appeal of Frahm, Maykel & Edler on behalf of Challenge Development, Inc., from <br />denial by the Planning Commission of their application for elimination of <br />certain sidewalks from previously approved subdivision. Planning Commission <br />at their meeting of August 23rd affirmed previous action and did not recom- <br />mend any further relaxation of the sidewalk requirements in Farm Hill <br />Estates #2. Report of the Planning Staff to Planning Commission read in <br />which it was noted Final Map of Farm Hill Estates #2 was only recently <br />approved by the Council with requirements for construction of sidewalks <br />throughout the subdivision, with only minor variations as to widths. <br />It was further stated applicant now requesting that sidewalks be elimi- <br />nated on Lonesome Pine Road, Pepper Tree Court, Twin Oaks Court, and the <br />northerly side of Farm Hill Boulevard, and also that consideration be <br />given to sidewalk modification affecting Phase 2 of Farm Hill Boulevard <br />Extension program. <br />Further notation was read in report concerning Council's established policy <br />for sidewalks in hillside areas, including reduction of standards depending <br />on density and lot sizes, to retain the rural atmosphere. Staff report <br />stated these conditions did not now prevail in this instance because of <br />reshaping of terrain, denuding of natural foliage, and density of development. <br />Staff recommended monolithic sidewalk of approximately 2 feet in width to <br />serve pedestrian movement along the curb and, in addition, a 3 foot side- <br />walk adjacent to property line for school children and other pedestrian <br />needs.
