96 <br />Avenue, Redwood City, declaredopen and affidavit of mailing ordered filed. Communi- <br />cations of protest to this proposed house moving read from neighboring property <br />owners as follows: <br />Petition signed by some 32 property owners within a 300' <br />radius of 68 Bonita Avenue protesting proposed moving of <br />this house to this location because they believed it would <br />depreciate all properties within the said radii. <br />D. E. King, 77 Bonita Ave., property owner across the <br />street from site proposed for this house moving, protesting <br />as a further degrading of this area. <br />C. A. Varnes, 76 Bonita Avenue, protesting proposed house <br />moving adjacent to his property as it would not conform to <br />to neighborhood pattern of houses or duplexes. _ <br />Communication read from <br />Ed Kenney, applicant, advising of his purchase of this <br />property with intention of converting the present one <br />bedroom residence to a duplex by his proposing to move the <br />residence from San Carlos for this purpose, and further <br />outlined his proposal for reconstructing both dwellings, <br />as per the plan attached which he felt would upgrade the <br />neighborhood which has R-2 zoning, if all code regulations and <br />set -backs complied with. <br />Report of Building Inspector, previously submitted to Council, reviewed his <br />recommendations on conditions which should be attached to any building permit <br />to be issued if Council approves this application. <br />Mr. Jack Skelton, Contractor, representing Mr. Kenney, appli- <br />cant, reviewed proposed reconstruction plans for a duplex <br />on this property with the present dwelling and the one intended <br />to be moved to this site, as per plan submitted. <br />Councilman Henderson questioned proposed plans further as to removal of the <br />existing carports, and other details of house proposed to be moved to this site <br />in Redwood City. Councilman Bury questioned reason for removal of this house to <br />Redwood City and clearing property in San Carlos. <br />Mr. Skelton advised Mr. Kenney was in the process of building <br />a senior citizen complex at this site in San Carlos and intended <br />to move his own home to the Morse St. property as it was a <br />corner lot and would suit this purpose. <br />Councilman Bury further questioned whether sale of property conditioned on this <br />proposal for its development to a duplex and was advised sale was contingent upon <br />the granting of this house moving proposal. Councilman Granger stated his having <br />always opposed old houses being moved into Redwood City. <br />Councilman Petersen questioned whether a variance would be needed to construct <br />duplex planned, even if house moving approved. City Attorney advised basic <br />requirement for duplex is 50', but that some exceptions are possible for lots of <br />lesser size if existing as such before adoption of the present Zoning Ordinance. <br />Councilman Petersen questioned if this wasn't the case in this instance, and grant- <br />ing of house moving wouldn't also imply granting a variance. <br />City Attorney advised this would not be possible as Planning Commission would have <br />to grant a variance and action by Council in this matter would not predetermine <br />actions thereafter, or affect the needed building permit, but if application for <br />house moving granted, it could be conditioned. <br />Councilman Petersen moved to close the public hearing, seconded by Councilman <br />Rosselli and carried.
