- Policy BE-11.2: Improve the corridors to create a network of “green streets” that <br />address the environmental impacts of street paving. <br /> <br />The project provides street trees, planters, and climbing vines along the building <br />frontages to reduce the impacts of the street paving. The project also complies <br />with state and city requirements for stormwater management. <br /> <br />- Policy BE-11.3: Plan for and accommodate mixed‐use projects along corridors, <br />where a site or sites are developed in an integrated, compatible, and <br />comprehensively planned manner involving two or more land uses. Combine <br />residential and office uses with commercial development to reduce automobile <br />trips and encourage walking, and facilitate compact, sustainable development. <br /> <br />The project is mixed-use with 2,900 sq. ft. of neighborhood retail/personal service <br />space on the ground floor fronting El Camino Real, and residential units on the <br />upper floors. The project site is within walking distance to Downtown, transit <br />center (CalTrain), grocery stores, and other goods and services. <br /> <br />- Policy BE-11.5: Improve public streetscapes along the corridors, including <br />widened sidewalks and crosswalks, protected crosswalks, regular street tree <br />planting, bus shelters and street furniture, and pedestrian‐oriented street lighting. <br /> <br />The project provides widened sidewalks with street trees, pedestrian lighting, <br />bike racks, and planters, consistent with the DTPP. There is not a bus stop on <br />this block. <br /> <br />- Policy BE-11.6: Provide that buildings located along corridors be designed to <br />define the public realm, activate sidewalks and pedestrian paths, and provide <br />"eyes on the street" in accordance with the following principles: <br />o Emphasize pedestrian orientation in site and building design, promoting a <br />walkable environment with active street frontages, well‐scaled buildings, and <br />usable site spaces. <br />o Minimize the visual impact of parking facilities on all public streets. <br />o Locate the frontages of buildings directly adjacent to the public sidewalk. <br />o Provide public open spaces for public enjoyment, and include outdoor seating or <br />other amenities that extend interior uses to the sidewalk. <br />o Minimize driveways, as they interrupt the continuity of street facing building <br />elevations; prioritize their location to side streets and alleys. <br />o Utilize building patterns that mix the heights of elements, and consider adjacent <br />lower scale development as applicable. <br /> <br />The project provides an active pedestrian environments along the corridor with <br />“eyes on the street” through active ground floor uses and ground floor <br />transparency, a three-story building scale with usable decks on the fourth floor, <br />underground parking with garage entrances from the alley and rear elevation <br />street (Franklin), a strong building edge along the sidewalk, with a central <br />8.A. - Page 59
