recessed area at the lobby for furnishings and plantings, and a range of building <br />colors and materials as well as articulated elevations. <br /> <br />- Policy BE-11.7: Provide the appropriate density and intensity of land uses to <br />facilitate high levels of transit use along corridors. <br /> <br />The project provides a high density mixed-use project within walking distance to <br />the transit center (CalTrain), which facilitates high levels of transit use. <br /> <br />- Policy BE11.8: Ensure that buildings along corridors are sensitive to adjacent <br />neighborhoods, providing adequate scale transitions. <br /> <br />The project is adjacent to commercial and residential development of similar <br />intensity, height, and bulk. The project height steps down to three stories along <br />El Camino Real for a sensitive transition to the lower scaled developments on the <br />west side of El Camino Real, consistent with the DTPP. <br /> <br />Goal BE-12: Transform the El Camino Real Corridor into a “Grand Boulevard” that <br />supports walking, transit, bicycling, and economic development. <br />- Policy BE-12.3: Accommodate the pedestrian in all public and private <br />improvement projects along El Camino Real. <br /> <br />The project accommodates the pedestrian through widened sidewalks with street <br />trees, pedestrian lighting, bike racks, and planters. Along El Camino Real, the <br />project provides active frontages, including retail uses at the corners, the lobby <br />and leasing office, activity room, and residential units with entry stoops. Bulb- <br />outs and ADA crossing ramps are also provided on Diller Street, as <br />recommended in the Transportation Impact Analysis. <br /> <br />- Policy BE-12.4: Enhance the visual character of the El Camino Real Corridor by <br />public streetscape improvements, including landscaping, coordinated street <br />furniture and fixtures, and upgraded infrastructure. <br /> <br />The project enhances the character of El Camino Real corridor by providing <br />continuous widened sidewalks with street trees, pedestrian lighting, bike racks, <br />and planters. All existing driveway curb-cuts along El Camino Real will be <br />removed and the project garage entries are provided from the alley and Franklin. <br />This results in an uninterrupted sidewalk, making it safer pedestrians and <br />providing more on-street parking. In addition to sidewalk improvements, Diller <br />and Franklin streets would be repaved and diagonal parking spaces installed <br />along Diller, increasing the supply of public parking. <br /> <br />- Policy BE-12.5: Provide vibrant public spaces and gathering places along the El <br />Camino Real Corridor. <br /> <br />8.A. - Page 60
