The project provides widened sidewalks with street trees, pedestrian lighting, and
bike racks along El Camino Real. In addition, the central lobby entry is recessed
to allow for furnishings and plantings which are accessible to the public.
Neighborhood retail is provided at the corner spaces, promoting active uses and
facilitating the needs of the area. The residential stoops also activate the street
frontage.

- Policy BE-12.6: Strengthen pedestrian, transit, and bicycle connections to
provide convenient connectivity to the Caltrain Station.

The project provides widened sidewalks with street trees, pedestrian lighting,
bike racks, and planters, consistent with the DTPP. Diagonal parking, bulb-outs,
and ADA crosswalk ramps are provided on Diller Street, which reduce the lane
widths and street crossings for a more walkable and bikeable environment. In
addition, sidewalk improvements are provided on Franklin along the AT&T
parking lot, bridging a sidewalk gap to facilitate people walking to Downtown, the
Sequoia Station, and Transit Center.

Goal BE-18: Make Downtown the premier urban location on the Peninsula for business,
government functions, shopping, dining, living, and entertainment, with attractive
buildings and streetscapes that respect and respond to Redwood City’s history.
- Policy BE-18.4: Require residential, office, and governmental agency buildings
and sites to be designed to encourage pedestrian activity, through street
character, plazas, and other features and amenities that enhance Downtown’s
viability.

The project is mixed-use with ground floor retail along El Camino Real at the
corner spaces and active uses in between to provide and encourage pedestrian
activity. Street trees, pedestrian lighting, paver areas, and bike racks also
enhance the street character.

- Policy BE-18.7: Pursue mixed‐use housing and commercial development in
Downtown that includes a range of housing options and affordability levels.

The project is a mixed-use development with 2,900 sq. ft. of ground floor retail,
and 315 market rate and 35 affordable units at the low income level units on the
upper floors. The unit sizes range from 122 studios, 141 one-bedroom units, 82
two-bedroom units, and 5 three-bedroom units, to serve a range of housing
needs.

- Policy BE-18.10: Plan, manage, and operate the overall supply of parking to
provide “just enough” parking at the right price to serve the needs of people
living, working, and visiting Downtown.

The project provides 441 parking spaces within the underground parking,
exceeding the minimum requirement by 61 spaces. The parking is un-bundled to
8.A. - Page 61
