The project provides widened sidewalks with street trees, pedestrian lighting, and <br />bike racks along El Camino Real. In addition, the central lobby entry is recessed <br />to allow for furnishings and plantings which are accessible to the public. <br />Neighborhood retail is provided at the corner spaces, promoting active uses and <br />facilitating the needs of the area. The residential stoops also activate the street <br />frontage. <br /> <br />- Policy BE-12.6: Strengthen pedestrian, transit, and bicycle connections to <br />provide convenient connectivity to the Caltrain Station. <br /> <br />The project provides widened sidewalks with street trees, pedestrian lighting, <br />bike racks, and planters, consistent with the DTPP. Diagonal parking, bulb-outs, <br />and ADA crosswalk ramps are provided on Diller Street, which reduce the lane <br />widths and street crossings for a more walkable and bikeable environment. In <br />addition, sidewalk improvements are provided on Franklin along the AT&T <br />parking lot, bridging a sidewalk gap to facilitate people walking to Downtown, the <br />Sequoia Station, and Transit Center. <br /> <br />Goal BE-18: Make Downtown the premier urban location on the Peninsula for business, <br />government functions, shopping, dining, living, and entertainment, with attractive <br />buildings and streetscapes that respect and respond to Redwood City’s history. <br />- Policy BE-18.4: Require residential, office, and governmental agency buildings <br />and sites to be designed to encourage pedestrian activity, through street <br />character, plazas, and other features and amenities that enhance Downtown’s <br />viability. <br /> <br />The project is mixed-use with ground floor retail along El Camino Real at the <br />corner spaces and active uses in between to provide and encourage pedestrian <br />activity. Street trees, pedestrian lighting, paver areas, and bike racks also <br />enhance the street character. <br /> <br />- Policy BE-18.7: Pursue mixed‐use housing and commercial development in <br />Downtown that includes a range of housing options and affordability levels. <br /> <br />The project is a mixed-use development with 2,900 sq. ft. of ground floor retail, <br />and 315 market rate and 35 affordable units at the low income level units on the <br />upper floors. The unit sizes range from 122 studios, 141 one-bedroom units, 82 <br />two-bedroom units, and 5 three-bedroom units, to serve a range of housing <br />needs. <br /> <br />- Policy BE-18.10: Plan, manage, and operate the overall supply of parking to <br />provide “just enough” parking at the right price to serve the needs of people <br />living, working, and visiting Downtown. <br /> <br />The project provides 441 parking spaces within the underground parking, <br />exceeding the minimum requirement by 61 spaces.
