Goal H-1: Protect the existing supply of affordable housing, and continue to enhance <br />the quality of our residential neighborhoods. <br />The project provides 35 new affordable housing units at the low income level. The <br />project will also pay approximately $1.2 million in affordable housing fees and donate <br />$250,000 to the Habitat for Humanity’s 612 Jefferson project. <br /> <br />Goal BC-1: Provide 3.0 acres of park space for every 1,000 residents. <br />New residential developments are required to pay a parks impact fee at permit <br />issuance, which is used for the installation, acquisition, construction and improvement of <br />park improvements listed in the Impact Fee Project List, including the acquisition of land <br />necessary for such improvements. This list includes: <br />o Acquiring land for active park space as described in the 2008 Parks Needs <br />Assessment (defined by locations within the City) <br />o Increasing use capacity of athletic fields through the conversion of synthetic turf <br />and adding field lights where appropriate (i.e. Taft School turf conversion, <br />Garfield School turf conversion, and Guida-49er Field Lights) <br />o Developing trails and other recreational uses in the Hetch-Hetchy right-of-way, <br />Redwood Creek, open waterways (as appropriate) and the connection to the Bay <br />Trail System (along Redwood Creek and connecting the Bay Trail from San <br />Carlos to Menlo Park) <br />o Adding new play equipment and amenities in parks for the purpose of increasing <br />“play value” and use capacity (defined in the 2008 Park Needs Assessment) <br /> <br />The City is in the process of conducting an updated Park Needs Assessment to <br />evaluate the ratio of parks to residents. Based on preliminary analysis, the City <br />has approximately 2.5 acres per 1,000 residents of “public parks and recreational <br />lands.” <br />- Policy BC-1.1: Require parkland dedications and/or provision of on‐site usable <br />public space for significant development projects involving new residential <br />construction. <br /> <br />The project is subject to the parks impact fee. <br /> <br />Goal BC-2: Create complete neighborhoods wherein every Redwood City resident lives <br />within easy and safe walking distance of a park or community space. <br />- Program BC-3: Land Dedication and In‐Lieu Fees. Continue to implement the <br />land dedication program and in‐lieu fees program to assist in the funding and <br />development of new parks. Actively seek alternative Funding Sources such as <br />State bonds and grants to supplement gaps in financing parkland acquisition and <br />development. <br /> <br />The project is subject to the parks impact fee. <br /> <br />8.A. - Page 72
