SWC : s h 5/16/86
SWC:djc 5/19/86R
locating the hotel in the Project as far away from u.s. 101
and Marine World Parkway as is feasibly possible to reduce
CO concentrations; and implementing various transportation
system management measures to reduce traffic congestion as
well as such engineering design changes, as may be found
necessary and desirable after review of a transportation
study which will be undertaken as a condition of approval of
a tentative map previously approved for the Project, which
may include, but shall not be limited to, those measures set
forth in the draft EIR at pages 35 through 38, and those
measures proposed by DKS and Barton-Ashman traffic studies.
(5 ) Noise. The impacts of roadside traffic noise and
construction noise shall be reduced to an acceptable level
by incorporating into the Project the mitigation measures
set forth in the draft EIR at pages 103 through 104.
( 6) Energy. Energy impacts shall be reduced to an
acceptable level by incorporating into the Project the
following mitigation measures set forth in the draft EIR at
pages 107 through 108:
- Design the Project with carefully located and
sized materials to increase the thermal mass and
to increase its effectiveness in moderating
temperatures with the buildings. This would
reduce peak cooling demand in warm weather and
reduce peak heating demand in cool weather.
- Install variable air volume Heating, Ventilating,
and Air Conditioning (HVAC) systems, equipped with
economizer cycles.
- Locate HVAC intake/exhaust vents to make use of
the predominant air flows around the buildings.
- Equip office suites with individual light switches
and fluorescent lights.
4
._-,",,-
