The visual impacts shall <br /> be reduced to an acceptable level by constructing at a lower <br /> height those buildings closer to Marine World Parkway; <br /> installing extensive landscaping throughout the Project <br /> site; locating some parking areas beneath structures to <br /> soften the urbanized appearance and to reduce visible night <br /> lighting; and using natural building materials as set forth <br /> in the draft EIR at page 134. The height of all buildings <br /> shall conform to the guidelines established by the San Mateo <br /> County Airport Land Use Commission, and the Developer has <br /> granted an avigation easement to the County of San Mateo. <br /> (e) Conditions, changes or alterations have been attached <br />to approval of, or incorporated into, the Project to address <br />certain economic or social effects thereof include the following: <br /> (1) The Project shall be designed so that the parking <br /> for the office park shall be reduced to a total of 3,000 <br /> parking spaces. <br /> (2 ) The Developer shall be required to contribute its <br /> fair share to the ongoing facilities fees program to help <br /> finance the cost of infrastructure improvements in General <br /> Improvement District No. 1-64 and shall agree to pay its <br /> fair share of improvements to the Ralston/101 interchange <br /> improvement project which the City may in the future <br /> 7 <br /> --.-.....-,. <br />
