"Section 32.3 Yard Requirements. (a) The following <br />yards are required in the R-1, R-2, RG, R-3, R-4, and R-5 <br />Districts: <br />"(1) Front yards: Front yards shall have a basic <br />minimum yard depth of 15 feet, provided that the <br />horizontal distance to the front lot line of any <br />point on any building face shall not be less than <br />one-half its height above the front lot line, and <br />provided further that no garage or carport space <br />shall have its entrance located within 20 feet <br />of any street line. <br />"(2) Side yards: <br />"(i) Interior side yards (side yards that abut <br />other yards) shall have a basic minimum <br />yard width of six feet, provided that the <br />horizontal distance to the side lot line <br />of any point on any building face shall <br />not be less than one-half its height <br />above the side lot line. <br />"(ii) Wherever a side yard is adjacent to a <br />street, or wherever the main entrance <br />to a building opens into a side yard, <br />such side yard shall have a basic minimum <br />yard width of 15 feet, provided that the <br />horizontal distance to the side lot line <br />of any point on any building face shall <br />not be less than one-half its height above <br />the side lot line. Wherever a main entrance <br />to a building opens into an interior side <br />yard, the greater minimum side yard <br />requirement in this paragraph (ii) applies <br />only to that portion of the lot between <br />the front lot line and such main entrance. <br />"(iii) Wherever a portion of a lot is less than <br />60 feet wide, each interior side yard <br />width for a one-story building may be <br />reduced to ten per cent of the width of <br />that portion of the lot, but not to less <br />than four feet; and the width of each side <br />yard adjacent to a street for a one-story <br />building may be reduced to 25 per cent of <br />the width of that portion of the lot. <br />11(3) Rear yards: Rear yards shall have a basic minimum <br />yard depth of six feet, provided that the hori- <br />zontal distance to the rear lot line of any point <br />on any building face shall not be less than one- <br />half its height above the rear lot line. <br />"(4) Wherever a lot has more than one building, or a <br />building with more than one main vertical element, <br />each such main building or main vertical element <br />is deemed to have its own front, side, and rear yards. <br />-3- <br />
