SECTION 12. Section 32.11 is hereby added to the above <br />mentioned Ordinance No. 1130 to read as follows: <br />"Section 32.11 Open Space Requirements. (a) The <br />following usable open space shall be required in the R-2, <br />R -G, R-3, R-4, and R-5 Districts: There shall be 300 square <br />feet of usable open space for every studio apartment, or <br />300 square feet of usable open space for every one bedroom <br />dwelling unit, plus 100 square feet of usable open space <br />for each additional bedroom within the unit. Usable open <br />space standards shall apply fully to a uniform mix of all <br />of the first 36 dwelling units on a single site; they may <br />be reduced by one-quarter for a uniform mix of additional <br />dwelling units on a single site in excess of 36 units up <br />to 72 units; and they may be reduced by one-half for a <br />uniform mix of all additional dwelling units on a single <br />site in excess of 72 units. <br />"(b) Usable open space may consist of outdoor area <br />on the ground, or any roof, balcony, deck, or porch which <br />is designed and accessible for outdoor living, recreation, <br />pedestrian access, or landscaping, complying,with the <br />following provisions: <br />"(1) Required parking areas and their driveways, and <br />required basic minimum front yards shall not be <br />included in computing usable open space. <br />"(2) Area included in computing usable open space <br />shall be accessible to all units in common and <br />no such required space shall be less than 300 <br />square feet in area and shall have no dimension <br />less than 15 feet. <br />"(3) Not more than 20 per cent of the total required <br />usable open space shall be on a roof other than <br />the roof of an attached garage or carport. <br />"(4) Private usable open space may be substituted for <br />common usable open space at a ratio of three <br />square feet of private open space for every two <br />-5- <br />
