square feet of common usable open space required, <br />provided such open space either has an area of <br />at least 150 square feet, if located at ground <br />level, with no dimension less than ten feet, or <br />an area of at least 50 square feet, with no <br />dimension less than six feet, if located above <br />ground level. <br />"(5) Each element of usable open space shall be completely <br />open on at least one side and shall have a clear <br />vertical height of not less than seven feet, and <br />not less than 50 per cent of the total required <br />usable open space shall be unobstructed to the sky. <br />"(6) Usable open space shall be level and surfaced. <br />Such open space shall be located on the same lot <br />as the dwelling units for which it is required. <br />The computation of such open space shall include <br />no obstructions other than devices and structures <br />designed to enhance its usability such as swimming <br />pools, fountains, planters, benches, and landscaping." <br />SECTION 13. Section 32.12 is hereby added to the above <br />mentioned Ordinance No. 1130 to read as follows: <br />"Section 32.12 Building Groups. The distance between <br />buildings on the same parcel (not including detached accessory <br />buildings) shall be the sum of the side yards which would be <br />required for such buildings if they were on separate interior <br />lots. This provision shall not be construed to reduce yard <br />requirements for dwelling groups." <br />SECTION 14. Section 32.13 is hereby added to the above <br />mentioned Ordinance No. 1130 to read as follows: <br />"Section 32.13 Hillside Garage. Notwithstanding the <br />provisions of Sections 30.6(b) and 32.14(a), where the net <br />difference in elevation between the established street grade <br />and a line parallel with the street line on the lot 30 feet <br />from the front lot line exceeds five feet, a private garage, <br />attached to or detached from the main building, may be built <br />to within 30 feet of the centerline of the street. Such <br />garage shall maintain the side yards that are required for <br />the main building. <br />-6- <br />
