<br />FXS:dmn /04/93 (012/59) <br />vú/19/93R <br /> <br /> <br /> <br />(b) Naming the City of Redwood City, its council, <br />officers, boards, commissions, agents and <br />employees as additional insureds; <br /> <br />(c) Providing standard cross liability <br />provisions; <br /> <br />(d) Stating that the insurance afforded thereby <br />to City, its Council, officers, boards, <br />commissions, agents, and employees shall be <br />primary insurance to the full limits of the <br />liability of the policy, and that if City, <br />its Council, officers, boards, commissions, <br />agents, and employees have other insurance <br />against a loss covered by such a policy, such <br />other insurance shall be excess insurance <br />only. <br /> <br />11. OPERATING AGREEMENT. Permittee agrees to enter into an <br /> <br />operating agreement with Occupants. Said operating agreement <br /> <br />shall include, but shall not be limited to the following terms, <br /> <br />conditions and restrictions: <br /> <br />(1) The Premises shall be used for the <br />advancement of visual art only; <br /> <br />(2) Occupants must be artists actively involved <br />in the creation of art; <br /> <br />(3) Studios shall not be used for storage and/or <br />display only; <br /> <br />(4) All occupants shall share in the obligation <br />for the maintenance and repairs of the <br />Premises; <br /> <br />12. BUSINESS LICENSES. Permittee shall require that each <br /> <br />Occupant obtain and maintain a business license from the City <br /> <br />prior to occupancy of the Premises. Failure of any occupant to <br /> <br />maintain a valid business license shall be a basis for <br /> <br />termination of this Revocable Permit. <br /> <br />13. ABANDONMENT. In the event that Permittee abandons or <br /> <br />fails to use the Premises, or shall fail, neglect, or refuse to <br /> <br />maintain the Premises in a neat and attractive condition, or to <br /> <br />5 <br /> <br /> <br /> <br />_.
