Edit List of Retail Business Types for Likelihood <br />SKMG, in association with the City and Chamber, will refine the list of prospective retail <br />opportunities pursuant to yet additional retailer locational criteria, such as lease rates, land <br />values, space availability, and visibility. To accomplish this task, City and Chamber <br />assistance will especially be required to help assemble information regarding land and <br />building availability. Because individual retailer size requirements could preclude potential <br />location in Redwood City if ample accessible property is not available, this information <br />will be of critical ,importance. A study memorandum will be prepared summarizing the <br />criteria and their impact on the composition of the list. <br />It is important to point out at this point in the scope of services that SKMG's <br />recommended list of retail opportunities will include several layers of information. <br />Identification of the prospective retail category alone will provide only limited information <br />to the City and Chamber. Therefore, SKMG's list development will include additional <br />criteria defining retail opportunities, such as market area size (neighborhood, community, <br />regional) and retail orientation. <br />7. Research Specific Retail Businesses <br />SKMG will identify representative retailers for each of the most promising retail <br />opportunities identified through the preceding research. These retailers will be identified <br />through SKMG's professional experience and knowledge of the Bay Area's retail markets, <br />national retail industry reference books, prominent retail brokers, and SKMG industry <br />connections. Oftentimes SKMG advises clients on potential new retail tenants and <br />product orientations. This was the case, for example, with a recent assignment involving <br />the revitalization of the Pruneyard shopping center in Campbell. <br />8. Refine List of Retail Businesses <br />A final recommended list of retail businesses will be developed and submitted to the City <br />to identify retail types and specific retailers deemed likely to be most interested in a new, <br />additional, or expanded Redwood City or Redwood Shores location. <br />INDIVIDUAL OFFICE OR INDUSTRIAL BUSINESSES (JOBS PROVIDERS) <br />9.
