<br /> brought to points designated by Tenant within the Premises. <br /> (iii) All other details, appurtenances and Building features as shown on <br /> or inferable from the Final Plans, except for matters expressly identified as <br /> Tenant's Work. <br /> (b) "Landlord's Common Facilities Work," which shall include the <br /> following: <br /> (i) Construction, installation, furnishing, fixturing and finishing the <br /> Entranceway and all other accessways to the Building and between the Premises <br /> and the exterior of the Building, including the Required Vertical Transportation; <br /> (ii) The Common Area improvements (x) shown on the Site Plan <br /> andJor (y) required by Applicable Laws to be constructed, completed or installed <br /> in connection with or relating to or arising out of the development and operation <br /> of the Center or otherwise required for the issuance of a final, unconditional <br /> certificate of occupancy for the Premises; and <br /> (iii) Construction and installation of structural support, electrical power <br /> and conduit for Tenant's ticket kiosks and Tenant's Signs located on the exterior <br /> of the Building or otherwise outside the Premises (including Tenant's poster cases <br /> and so-called "blade sign" to be located on the Building). <br /> Without limiting the generality of the foregoing, all of Landlord's Work shall (i) <br /> be designed and constructed to meet the physical requirements of the site and to <br /> overcome all conditions relative to soil and water, (ii) comply with all Applicable Laws <br /> and (iii) be performed in a good and workmanlike manner. All of Landlord's Work shall <br /> be performed under contracts made by and in the name of Landlord. <br /> Although Landlord's Work shall not include the construction of the Parking <br /> Facility, as part of Landlord's Work, Landlord shall cause the City to construct the <br /> Parking Facility in accordance with the terms of the Redevelopment Agreement and the <br /> Parking Agreement and as contemplated under the Lease. Without limiting Landlord's <br /> obligations under the Lease, Landlord shall use its best efforts to cause the City to <br /> complete construction of the Parking Facility, containing not less than the Minimum <br /> Parking Spaces, and to open and commence operation of the Parking Facility as <br /> contemplated under the Lease not less than thirty (30) days prior to the expiration of <br /> Tenant's Work Period or the scheduled opening date of the Premises, whichever occurs <br /> first. <br /> In exchange for the construction of two (2) escalators from the ground floor to the <br /> Premises, Tenant shall pay $72,000 to Landlord within 15 days from receiving written <br /> notice from the Landlord that the building pennit for the building shell and core has been <br /> issued. <br /> Section 4.3 Tenant's Work. Tenant shall, at its sole cost and expense (except as <br /> otherwise provided herein or in the Lease), perform the following work ("Tenant's Work") in <br /> CHG02:30913 75 .v8 <br /> . -',.. ....' <br />
