<br />"Tenant's. CAM Share" shall mean a fraction, the numerator of which shall be 'the Net' <br />, Leasable Floor Area of the Premises and the denominator of which shall be the Net Leasable <br />Floor Area of the Center (but not less than 151,400 square feet), whether or not leased or <br />occupied. Tenant's CAM Share is estimated to be approximately 48.3% (i.e., 73,185 s.f. for the <br />Premises divided by 151,400 s.f. for the Center). <br />"Tenant's. Signs." shall have the meaning given such ternl in Section 15.1 hereof. <br />"Tenant's Tax Share" shall mean a fraction, the numerator of which shall be the Net <br />Leasable Floor Area of the Premises and the denominator of which shall be the Net Leasable <br />Floor Area of the improvements located on the Tax Parcel (but not less than 151,400 square <br />feet), whether or not leased or occupied. Tenant's Tax share is estimated to be approximately <br />48.3%. <br />" <br />"Tenant's Work" shall have the meaning given such term in Exhibit D hereto and shall <br />include the installation of Tenant's FF&E. <br />"Tenant's Work Commencement Conditions" shall have the meaning given such term <br />in Section 5.5 of the attached Work Letter. <br />"Tenant's. Work Period" shall mean two hundred forty (240) days commencing on the <br />date on which all of the Tenant's Work Commencement Conditions are satisfied, subject to <br />extension for delays caused by Force Majeure. Tenant's Work Period shall not be deemed to <br />have commenced prior to the satisfaction of Tenant's Work Commencement Conditions, by <br />reason of entry into the Premises or Tenant's performance of any work that the parties determine <br />is most efficiently or appropriately performed concurrently with the performance of Landlord's <br />Work as provided in Section 1.2 of the Work Letter. <br />"Term" shall mean the Initial Term, and each Extension Term that is dilly added to the <br />Initial Term pursuant to Section 3.3. <br />"Work Letter" shall mean the work letter that is attached to this Lease as Exhibit D. <br /> ARTICLE 2 <br /> PREMISES AND SITE PLAN <br />Section 2.1 Premises. Subject to Section 2.3 below, Landlord hereby leases to <br />Tenant, and Tenant hereby leases from Landlord, the Premises as shown on Exhibit A-I and as <br />described (or depicted) on Exhibit A-2, together with (i) all rights, privileges, benefits, <br />rights-oi-way arid easements now or hereafter appurtenant or belonging thereto, whether arising <br />under any private or public grant or authority, including, without limitation, the direct right of <br />ingress to and egress from the Premises and the streets shown on Exhibit A-I through the <br />entrances shown on Exhibit A-I, and (ii) a non-exclusive, irrevocable right and easement for <br /> " <br /> 13 <br />CHG02:3091375.v8 <br />. --~... .-.. <br />
