EI
FOLLOWING CONDITIONS.-
1.
ONDITIONS:
1. Receipt of copies of the final subdivision map from both Pacific Gas
and Electric Company and Pacific Telephone and Telegraph Company
showing their written approval of all public utility easements to
serve this subdivision. We were advised last week by Pacific Gas
and Electric Company representatives that the proposed easements
indicated on the Final Map were not sufficient for installation of
publid utility lines, due to the excessive grading and high embank-
ments now existing.
2. Final checking, correction and approval of complete plans and spec-
ifications for all improvements within the subdivision and for all.
water mains, pumping plant, reservoir andappurtenances outside the
boundaries of this subdivision, but necessary to serve this bub -
division.
3. Dedication of all easements necessary for water mains between this
subdivision and the proposed reservoir in the unincorported terr-
itory west of the proposed Farm Hill No. 2 Subdivision. Dedication
of,the property required for the reservoir side in unincorporated
territory, including necessary access road to serve this installation.
4. Approval of engineer's estimate for all items of construction to
determine the. amount of required performance bond.
5. Furnishing preliminary title report, covering all property within
the subdivision and all easements and property to be dedicated out-
side the subdivision boundaries.
6. Furnishing statements from both County Auditor and City Auditor as,
to taxes, assessments , etc.
7. Furnish deed in favor of City, covering Lots A to H. inclusive, and
Lot 4, Block 1, Farm Hill No. 1, these deeds to be recorded simul-
taneously with recording of Final Map,
8. Furnish signed agreement, to be prepared by the City Attorney,
covering all required improvements to be installed within and out-
side the subdivision.
.
9. Furnish performance bond to cover all improvements, as set forth in
contract agreement.
10. Eliminate equestrian easements.
11. Farm Hill Boulevard.. subdivider will furnish bond to install Farm
Hill Boulevard connecting to Jefferson; complete street by June
1, 1956, and subject to deeding a 80' floating right-of-way from
Farm Hill No. 1 to Jefferson.
Councilman Stout wanted to know why the lots were being deeded to the City. City
Engineer Jain explained, that :these were lots of one foot width'at the end of streets to
prevent anyone from building a home on property that later will become a street. By
deeding the one foot strip the City will have a nonaccess strip.
Residence living on McGarvey Steet, who were in the audience, asked what guarantee the
City had that Farm Hills Boulevard would be extended to Jefferson Avenue. It was
explained that the City would have a bond from Oddstad Homes guaranteeing the work would
be done. The Clerk read condition #11 again for the benefit of the audience, which was
another guarantee that the City had regarding Farm Hills Boulevard.
Mr. Wells, 2950 McGarvey Street, spoke of the extension of this boulevard over the Davis
property.. He wanted to know if this was included in the Farm Hills Subdivision. It was
explained that this was not a part of the map, however, it is a condition preceeding the
recording of the subdivision mp. Mr. Wells thanked the Council for the stand they have
taken in regard to Farm Hills Subdivision, and he asked that the Council make a blanket
recommendation to put on the subdivision. The recommendations he made were (1) Obtain
deed to the property for right-of-way as soon as possible providing that the engineer
for the subdivider has ciompleted his plans. (2) Plans and estimates of the cost be
presented to the City Engineer for checking and meeting with Jefferson Avenue. (3)
Guarantee of the completion date. (4) Posing bond of performance. They feel that
these conditions should be applied before occupancy takes place.
P
i'
7
0
i
