<br />Mitigation Measure L1 a: The Project shall obtain non-potable water supply <br />from the City's proposed recycled water program. Assuming the program is <br />implemented by the City, the Project applicant sltt:1/1 contribute its fair share to the cost <br />of implementation of the recycled water program. <br /> <br />Mitigation Measure L.1 b: The Project shall implement Redwood City's <br />Water Conservation Guidelines for Landscaping, which set forth regulations regarding <br />plant selection, turf selection and limitation, soil conditioning and mulching, decorative <br />uses of water, and irrigation. <br /> <br />Mitigation Measure L1 c: The Project shall implement the following <br />measures as described in the California Urban Water Conservation Council's Best <br />Management Practices ("BMP's"): <br /> <br />. All new water connections shall be billed by volume of use (BMP 4). <br /> <br />. The Project shall install dedicated irrigation meters and efficient <br />irrigation equipment, provide climate-appropriate landscaping, and <br />participate in a landscape survey (BMP 5). <br /> <br />. The Project shall install the latest water conservation technology <br />(including water-efficient toilets), participate in available water surveys, <br />and comply with applicable plumbing codes (BMP 9). <br /> <br />. The Project shall ensure the prohibition of gutter flooding, single pass <br />cooling systems, and non-recycling decorative water fountains (BMP <br />13). <br /> <br />Mitigation Measure Lid: The Project sponsor shall retain an independent <br />civil engineering or water specialist to monitor actual water consumption subsequent to <br />buildout of each of the Project's three phases. Water consumption data shall be <br />submitted to the Redwood City Engineering and Construction Services Department to <br />ensure that the estimated water demand is consistent with actual water use. <br /> <br />Finding Li: The uncertainty in the supply of water means this impact may <br />remain significant and unavoidable. The provision of recycled water may be infeasible <br />for technical (the building of the plant and distribution system) and/or economic (the <br />financing of the physical facilities) reasons.
