<br />PROJECT APPROACH <br /> <br />Key Opportunities and Issues <br /> <br />Upon review of the Sequoia Hospital's conceptual development <br />proposal, and without the benefit of a detailed discussion with the <br />project applicant and their architects, the following overarching <br />site planning opportunities present themselves for consideration in <br />preparing a community responsive Precise Plan. <br /> <br />Create a Compassionate Healing Environment. This is the <br />unique opportunity for innovation in the shaping of the physical <br />environment of the campus and its immediate surroundings. Concepts developed for the campus <br />have the potential to expand to the public realms adjacent to the <br />site. <br /> <br />Be a Good Neighbor. The project is set within a single-family <br />residential area on a sloping site with views to the San Francisco <br />Bay. A klJ' challenge to pn?ject SUCCI'SS <oill be how handle, in a sensitive and <br />attractive lV,?y, a s~gnflìcant increÅ’\'e in the densifY and intensifY q[ use '1f the <br />sill'. Expansion of existing problems in land use adjacency, noise, <br />traffic volume and time of day impacts, storage and transportation <br />of hazardous waste, impacts of 24-hour use, view and shadow <br />impacts, and the potential of new impacts, such as the size, height <br />and design of a large parking structure will need appropriate and <br />effective urban design solutions. <br /> <br />Create a Coherent, Unified Campus. There are s(f!,nfficant <br />unrealized opportunities to des(fttl and arrange the buildings and open spaces in <br />a comprehensive manner, to create a h(f!,Iz!J' jùnctional, aesthetical{v plmsing, <br />attractive and healing camjJlls environment, which can reduce land use <br />adjacency impacts. <br /> <br />Facilitate Ease of Site Access, Circulation and Parking. <br />There are significant unrealized °pþortunities to create direct, common sense <br />þn?ject entries and accessible connections between new and e.xisting buildings. <br /> <br />Foster Attractive Public Frontages. Located on two of the <br />City's significant arterial streets, tllf þrqject has s~gnfficant potential to <br />contribute and enhance the identity qf the local area as well as present an <br />attractive, accessible street address.
