<br />SCOPE OF WORK <br /> <br />Project Tasks <br /> <br />Fukuji Planning & Design shall undertake the following sequence <br />of tasks to provide the services and deliverables requested in the <br />City's request for proposal. Please see the attached summary of the <br />general contents of a Precise Plan, Exhibit A, and the length of <br />time and sequence of decisions per attached project Schedule, <br />Exhibit B. An eight-month schedule is anticipated. <br /> <br />Task 1. <br /> <br />Project Initiation <br /> <br />A. Team Meeting 1: Initiate project with Sequoia Hospital <br />presentation, define scope of project and development <br />program, discuss quantitative and quality measures of <br />project success <br /> <br />B. Initiate traffic analysis of existing conditions <br /> <br />Task 2. <br /> <br />Identify Project Issues, Opportunities & Design <br />Constraints <br /> <br />A. Prepare an analysis of proposed site plan of the project to <br />identify issues and urban design opportunities and <br />constraints <br /> <br />B. Team Meeting 2: Review analysis and issues, including <br />existing conditions traffic analysis <br /> <br />Deliverables: Summary outline and freehand sketch map identijjing <br />urban design opportunities and constraints. The map shall include <br />analytical notations qf urban design considerations with annotations <br />indicating property boundaries, land ownership, public right-of-way, <br />streetscape features, future building footprints as proposed by the <br />applicant, significant landscape features and other site planning <br />considerations. <br /> <br />Task 3. Develop Urban Design Solutions <br /> <br />A. Prepare urban design concepts & draft policy statements <br /> <br />B. Team Meeting 3: Review urban design concepts, including <br />traffic analysis, select preferred concept, craft agenda for <br />study session <br /> <br />Deliverables: 1) Two free-hand drawn urban design concept diagrams <br />to scale. The diagrams shall identijj options to layout the campus <br />development pattern and its relationships to adjacent areas including <br />consideration of the location of land uses, density, open space, site <br />access, location qf parking, building locations and orientation, entries, <br />building heights and massing, setbacks, build-to lines and other street <br />frontage and pedestrian-oriented design features. 2) Draft memoranda <br /> <br />Fukuji Planning & Design <br />Sequoia Hospital Precise Plan <br /> <br />9/6/04 <br />page 8 of 13 <br />
