Wagstaff and Associates Contract Exhibit "A" <br /> City of Redwood City Bair Island Road Development EIR <br /> October 25, 2001 Page I-2 <br /> <br /> r development characteristics will largely determine the identity of this prominent bayfront area <br /> and of Redwood City as a whole. <br /> <br /> r 3. Proposed Project <br /> <br /> r Glenborough-Pauls, LLC, a joint venture between Glenborough Realty Trust and The Pauls <br /> Corporation, proposes to construct Marina Shores Village, a planned development consisting <br />r of a total of approximately 1,930 residential units and 312,000 square feet of commercial <br />r office and retail space, plus support facilities, including common open space, pedestrian <br />r plazas and paths, and other onsite amenities, on two currently developed Bait Island Road <br /> properties, the approximately 33-acre Peninsula Marina site and the approximately 20-acre <br /> Pete's Harbor site. The existing 155-unit Marina Villas apartment project is situated on 13 <br /> acres between the two sites. The project's principal components include: <br /> <br />r · a residential component, including approximately 1,930 for-sale condominium units in an <br />r array of seventeen 21-, 20-, 19-, 18-, 6-, and 4-story structures, all atop 2- and 3-story, <br />r above-grade parking podiums, plus some 2-story, at-grade townhouse elements; and <br /> <br />r · commercial office and retail components, totalling 300,000 square feet and 12,000 <br />r square feet, respectively, in two 4- and 6-story structures atop 3-story, above-grade, <br />r parking podiums. <br /> <br />r The applicant has divided the project into four sections--(1) Peninsula Marina residential, <br />r (2) Peninsula Marina office, (3) Peninsula Marina retail, and (4) Pete's Harbor residential. <br />r Project construction is anticipated to occur in five phases. <br /> <br />r The proposed development would involve reconfigudng the existing Peninsula Marina and <br />r Pete's Harbor intedor marina, reducing the overall number of marina slips from over 420 to <br />r between 70 and 100. The configuration of the existing 147-slip Pete's Harbor outer marina <br /> would remain unchanged. <br /> <br /> 4. Remaininq Bair Island Road Propertie-~ <br /> <br /> Assumptions will also be made in consultation with City staff regarding the potential future <br />r redevelopment of the Syufy site and other surrounding Bait Island Road properties considered <br />r underutilized, based on current zoning capacities, for incorporation in the EIR analyses as <br /> anticipated cumulative (background) development. <br /> <br /> B. KEY ENVIRONMENTAL ISSUES <br /> <br />r City consideration of the Marina Shores Village development program will include recognition <br /> of the significant development opportunities presented by the area versus the need' for <br /> sensitivity to the area's traffic, visual and bayfront sensitivities.
