Wagstaff and Associates Contract Exhibit "A" <br /> City of Redwood City Bair Island Road Development EIR <br /> October 25, 2001 Page 11--3 <br /> <br /> · description of the project's more detailed physical characteristics and design particulars <br /> with text, tables, including to the extent that available information permits, graphics <br /> depicting the development; illustrative site plans; architectural elevations and renderings; <br /> building height, lot coverage, and floor area ratio information; site access, internal <br /> circulation, and parking provisions; landscape design particulars; vehicular, transit, <br /> bicycle, and pedestrian access provisions; project loading provisions; grading and <br /> foundation aspects; estuarine dredging and fill aspects; drainage system provisions; etc.; <br /> <br /> · description of residential components, including unit type breakdowns and anticipated <br /> occupancy and operational characteristics; <br /> <br /> · description of the commercial office and retail components, including anticipated <br /> occupancy and operational characteristics; <br /> <br /> · description of the proposed marina reconfiguration, including associated dredging and fill <br /> aspects; <br /> <br /> · description of the anticipated project phasing;, and <br /> <br /> · description of the various local and regional jurisdictional approvals necessary to <br /> implement the project. <br /> <br /> Note: Twelve (12) sets of the project plans and associated application materials will be <br />r requested by Wagstaff and Associates from the applicant for team use in preparation of the <br /> EIR. <br /> <br /> B. Data Collection and Review <br /> <br /> City general plan documents, zoning ordinance, and other available plans, studies, data, and <br /> analyses relevant to the project and EIR will be collected from the City and applicants and <br /> evaluated, including all project application materials, any applicant background studies (soils <br /> reports, Phase I and II reports, etc.), documents and information itemized in the City's <br /> September 2000 RFP for the specific plan program, City base maps and aerial photographs <br /> (including GIS files) of the project area, other aerial photography of the area, any other <br /> relevant data on land use, traffic, parking, estuarine and wetland conditions, public services, <br /> noise, hazardous materials, drainage, geotechnical conditions, and so on. <br /> <br /> C. Initial Field Survey <br /> <br /> The proposed project area will be more thoroughly driven, walked, and photographed by the <br /> EIR team to identify apparent existing conditions relevant to the project description details and <br /> their potential impacts. <br /> <br /> WP51~221M ISCIOO13-2.
