DESCRIPTION OF sETTING, IMPACTS, AND MITIGATIONS <br /> <br /> Existing conditions relevant to the project effects will be described in written and graphic form. <br /> Emphasis will be placed on key issues and concerns identified in Tasks I and II. The project <br /> will be assessed in terms of its beneficial and adverse effects on these issues. <br /> <br /> For each impact category, the specific significance criteria applied in the EIR will be <br /> identified. Each impact described will be identified as either: (1) a less-than-significant <br /> impact; (2) a significant impact that could be reduced to a less-than-significant level after <br /> implementation of mitigation measures; or (3) an unavoidable significant impact. Each <br /> significant impact and associated mitigation will be identified with a summary ("boxed") <br /> statement, an associated more detailed explanation, and an appropriate bold code (Impact 4- <br /> 1, Impact 5-3, Impact 6-6, etc.) for use by readers, the EIR team, and City staff in clearly <br /> linking specific EIR findings with subsequent staff reports, mitigation monitoring provisions, <br /> and the Statement of Findings. <br /> <br /> Impact categories and related subtasks and team responsibilities are described below. (The <br /> team member with principal responsibility is identified in parentheses next to each subtasks <br /> heading.) <br /> <br /> A. Land Use (Wagstaff and Associates) <br /> <br />r The primary land use issues raised by the proposed Marina Shores Village project include: <br /> · project effects on existing project area land use compatibilities; <br /> · project internal land use relationships and compatibilities; <br /> <br /> · project relationships and compatibility with surrounding land uses; <br /> <br /> · project effects on the Citywide land use pattern; <br /> <br /> · project relationships and consistency with the applicable current and evolving land use <br /> policies of Redwood City; and <br /> <br /> · project relationships and conformity with the land use policies of other jurisdictional <br /> agencies (BCDC, the State Lands Commission, etc.). <br /> <br /> The following subtasks will be completed to address these and other land use concerns: <br /> <br /> 1 ~ Settinq. Relevant characteristics of the existing land use setting will be described in <br /> narrative, map, and aerial photograph form. The setting overview will include a graphic and <br /> text description, including map and aerial photograph(s), of the existing land use pattern in the <br /> project vicinity. <br /> <br /> Pertinent Redwood City General Plan land use policies pertaining to the proposed uses of the <br /> site will be identified and documented.
