Wagstaff and Associates Contract Exhibit "A" <br /> City of Redwood City Bair Island Road Development EIR <br /> October 25, 2001 Page 11--5 <br /> <br /> agencies will also be described, including BCDC (project area jurisdiction and implications), <br /> and the State Lands Commission. <br /> <br /> 2. Impacts. The land use related implications of the proposed project will then be evaluated <br /> and described, including: <br /> <br />r a. direct impacts on the existing Bair Island Road area land use pattern; <br />b. effects on existing Bair Island Road area land use compatibilities; <br />c. appropriateness and compatibility of project internal land use interrelationships; <br /> <br /> d. project relationships to and compatibility with existing and planned surrounding land <br /> uses; <br /> <br /> e. project relationships to and impacts on the citywide land use pattern; <br /> <br /> f. project consistency with Redwood City General Plan land use policies; <br /> <br /> g. project consistency with applicable Redwood City Municipal Code (zoning) provisions <br /> (density, building coverage, building heights, FAR, parking ratios, etc.); and <br /> <br /> h. project relationships to and consistency with other applicable jurisdictional land use <br /> policies, including BCDC, and the State Lands Commission. <br /> <br /> 3. Mitigation. Measures will be recommended as warranted to mitigate any identified <br /> significant adverse land use impacts. Mitigations may include: <br /> <br /> · Site plan layout modifications, FAR and/or building height adjustments, scale transition <br /> measures, and other measures necessary to mitigate any identified internal or external <br /> land use incompatibilities; <br /> <br /> · Changes and/or refinements necessary to achieve consistency with Redwood City <br /> General Plan and/or zoning requirements; and/or <br /> <br /> · Changes or refinements necessary to achieve consistency with other applicable <br /> jurisdictional land use policies (BCDC, State Lands Commission, etc.). <br /> <br />r B.
