Item No. 3 (continued) <br />Drew Bradley, 2929 Campus Drive, San Mateo, representing the Hillsdale <br />Group, said that the group builds and operates retirement center facilities <br />and that the subject site is ideal for such a center. Mr. Bradley said that <br />the Group has an option to purchase the property from the school district <br />which would be exercised if the requested zoning is adopted. in response to <br />question regarding the poor condition of the property, Mr. Bradley said that <br />the school district owns it, stating the intent of the Group is to close <br />escrow shortly after the proposed zoning approval and commence development <br />thereafter. He explained that the application for "CP" zoning is so that a <br />six -story building will be allowed on the site. <br />Community Development Director Schroeter referred to overheads of map <br />attachments to the subject record indicating the location of buildings of up <br />to six stories on the site. <br />Robert Hu, 47 Murray Court, inquired as to whether the proposed zoning can be <br />granted contingent upon the Hillsdale Group's project being constructed <br />only. <br />Mr. Schricker said that conditional zoning is not permitted by City <br />ordinance, but Council members may make statements that the rezoning is in <br />contemplation of the proposed use, although such statements would not be <br />enforceable in any way, and that the same is true for any similar statement <br />which might be made by the developer, noting that the school district owns <br />the property. Mr. Schricker suggested close monitoring of development of the <br />property might be the practical approach. <br />Joe Svitek ( see above) asked that the proposed rezoning not set any precedent <br />for others in the area. <br />Mayor Claire invited anyone else present who wished to speak to do so. No <br />one wished to speak <br />M /S: Stangel /Greenalch to close the public hearing. <br />Carried unanimously by voice vote and public hearing closed at 8:15 p.m. <br />In response to question regarding costs attributable to the density of the <br />proposed retirement residence, Mr. Schroeter said that in connection with <br />review of an application for building permit, any enlargement of facilities <br />would be at the expense of the developer. <br />Title read.
