For a use such as this to be compatible with the purpose of the "CP" <br />District, it would have to be redesigned to appear and function as a <br />permitted use, e.g., a research facility, office, laboratory, or ( indoor) <br />distribution center, with more than the normal amount of landscaping to <br />screen the "auto repair garage" nature of the use. <br />5. In contradiction to the above, a variance is also being sought by the <br />same applicant to reduce the width of landscaping along Hazel Avenue to <br />less than that which is required for permitted uses in the "CP" <br />District. <br />6. There are no unusual circumstances pertaining to the property that would <br />require a Variance for reasonable economic return. <br />7. The proposed use is unusual for such a location and such size of <br />property, but that is not a valid basis for granting a Variance. <br />8. Such a Variance would be a grant of special privilege and contrary to the <br />intent of the Zoning Ordinance. <br />9.
