PUBLIC HEARINGS (continued)

Item No.2 (continued)

Debra Fisher, 103 Harbor Seal Court, San Mateo, property owner of 70 Eddystone
Court, said that when she and her husband graduated from Stanford they could not
afford anything and would have been pleased at the opportunity to purchase
share s in a coop era tive such as that proposed. Mrs. Fisher uged Council to
approve the project.

Gregg Doran, President RSHA, said RSHA opposes the project and supports the
appeal, stating he believes there should be equity buildup by residents as
incentive to proper maintenance.

Lennie Roberts, 339 La Cuesta, Ladera, member of the Board of Midpeninsula
Citizens for Fair Housing, urged support of the project.

Marcia Poncia, 408 Alameda, said she appreciates the concerns of Redwood Shores
residents, but that she does not believe a monetary value can be put on people's
pride in their homes, stating that many young people of value to the community
cannot afford homes in this area where they grew up, and the cooperative would
be an opportunity for them. Mrs. Poncia urged support of the project.

Ruben S. Aldrete, 586 Keelson Circle, urged Council not to approve the project.
He suggested there will be problems relating to traffic access, safety, and
reduction in values of homes and recoumended Council consider the trust
proposal of Mr. Denton (above).

Don Bryant, San Mateo County Legal Aid Housing Coalition of San Mateo County,
urged Council support and approval of the development, stating that with regard
to home ownership, the cooperative is an opportunity for those who might
otherwise not be able to own any home.

Don Warren, Redwood Shores, Inc., 350 Marine World Parkway, reaffirmed the
coumitment of his company to the projec t, stating conditions for it have been
met and it is wholly supported. Mr. Warren stated that at no time has there
been any coercion on the part of the City with regard to it. Mr. Warren
pointed out that land value is a principal concern of his company as the
developer of Redwood Shores and that they have no expectation values will be in
any way reduced. Mr. Warren said that the design and quality of construction
are equal to any multifamily development at the Shores. He urged Council to
deny the appeal and approve the project. In response to question as to the
availability of any other site for the project in Redwood Shores, Mr. Warren
replied that it was selected because it provides access to jobs for residents
and is a good transition zone between coomercial and single family residential,
adding that no land is available now that coold meet timing and financing
requirements of the projec't.

Bob Norris, 470 Neptune, coDlDented on the history of the project, noting that
residents of Redwood Shores have been included during the two-year period when
analysis and study determined that a cooperative was the best use for the eight
acres of land donated by Mobil. Mr. Norris urged support of the projec t.

Alice Batta~lia, 342 Turkshead Lane, suggested traffic problems will occur and
urged Council to uphold the appeal.

Terri Baxter, 358 Turkshead Lane, said that the streets to be used by the
cooperative residents are lanes and traffic problems will resul~. Ms. Baxter
added that she is concerned that if subsidies disappear and property cannot be
maintained because of the cost, the project will become rundown.

Mel Rich, 420 Lanyard, said if the project is approved he will sell his home,
because there is no guarantee the value of his home will not be reduced.

Reg.Mtg.
5/17/82
Page 9

:'

,/

/'-
/
I

<-5(51
