<br />Section 46.4 <br /> <br />Development Plan. Every application for a Planned <br /> <br />Development Permit shall be accompanied by a development plan which shall be <br />prepared at such scale, and with such number of copies, as the Zoning <br /> <br />Administrator determines necessary for convenient review. <br /> <br />a. <br /> <br />Development Plan Standards <br /> <br />The development plan shall contain sufficient information to establish or <br />identify the proposed uses within the project area, and shall typically <br /> <br />include the following: <br />.Site plans shall show the layout of building, parking, and open space <br /> <br />areas, and shall also include pedestrian walkways, freestanding signs, <br /> <br />driveways, and all existing and proposed streets. <br /> <br />.BuildinQ plans shall specify the overall area of each building and/or <br /> <br />unit, as well as the proposed uses of all rooms. Exterior elevations <br /> <br />indicating the construction materials and dimensions of the proposed <br /> <br />building designs shall also be included. <br /> <br />.Landscape plans shall provide detailed information on the location, <br />, <br /> <br />size, type and number of all proposed trees, bushes and ground cover areas. <br />Existing plant materials to be retained or removed shall also be indicated on <br /> <br />the plans. Additional information on proposed "hardscaping" materials such <br /> <br />as special paving surfaces, lighting, street furniture, and recreational <br /> <br />equipment shall also be shown on the landscaping plans. <br />.SignaQe plans shall consist of a sign program for the entire site, which <br /> <br />shall describe the location, size, type, design, and number of all proposed <br /> <br />signs. <br /> <br />The design and construction quality contained in all aspects of the <br /> <br />development plan is expected to exceed the quality standards typically <br /> <br />required for new developments located in similar zoning districts. <br /> <br />1130.290 <br /> <br />PLANNED DEVELOPMENT PERMITS <br />46 - 2 <br /> <br />....."..-....---.-.. ......-..".....".-.--....". ..-...-..---.. <br />
